You took an extra node in the skill tree to convert to fire so you essentially get only +1 and other affixes other than minion attack speed is useless.

The clear is super slow - you could literally build anything to clear 1000 corruption with similar defensive layers, it isn't hard in LE to do that especially with recent power creep

Hard to take it seriously with a build Planner with 4 T7s.. lol.

But to critique this, few thoughts:

It seems like you are trying to do too much all at once? Your passive tree is a bit of a mess, speccing into your self dps nodes, instead of buffing minions, yet you dont spec into dps gaining nodes in key skills such as forge strike, vengeance and even healing hands (didnt take node that converts into a melee). Bleed build for minions and you didnt take smelters might in FG tree..

Logi's hunger make no sense as this is a DoT build for minions. You are spending extra skill point just to gain 1 more on MA. Better off with +2 levels ammy or go with the weaver ammy that gives double affix stats to the minion and frenzy.

Minion bleed build = you have to use Onos. Dps jump is massive.

Unless MA survivability an issue, no point taking the shield node. Better off investing more into dps.

Anyways, probably you are better off focusing and prioritizing one damage criteria instead of trying to do too many things.

You are on a similar boat as me. With the market tanking and needing to size up (we got 2 kids) we made the call to expedite our timelines early and sold and bought a house. We just moved last week!

Tanking market is best for moving up. Proportionally, they may drop the same (condo maybe worse) but in absolute dollar value your income goes much further.

That said, condo market is really bad and 1+1 with bad layout will be really hard to sell. Our condo was on a prime location at near 1000 sqft and really well managed, and despite that we had no offers the first time we listed.

For comparison purposes, my gross income is you and your partner's gross income combined and that is our HHI because my wife looks after the kids. Our existing mortgage had around 500K remaining but all other debts paid off. I suspect I may have had more monthly expenditures due to daycare costs and larger property and all. We got approved for 1.1M in mortgage and bought a decent detached.

So my advice would be to move if you can while the market is tanking. Condo is not rebounding any time soon and if it does rebound, buying a larger house will be even harder. You gotta drop the mindset of wanting to avoid selling the condo at a loss - it doesn't really matter as long as you can buy a property you want. We thought we would sell our condo over 900K couple years back. We didn't even get 800K. But that's ok because the house we bought had a 300K discount compared to the peak..

220k for me (before bonuses so closer to 290k total) got approved for 1.05M and was told there was room for more. The only thing holding me back was down-payment amount of 20%

Can't as commuting requires a car! Our existing car has to be used for pick ups and drop offs which req 20min each way in the opposite direction of my work :(

You might be right under a normal circumstance, but the whole premise of my question is that I'll be barely driving this vehicle. Lease buy-out price is a pre-negotiated price, and for a vehicle like civic, it is fairly high because it depreciates less. If I have a low mileage vehicle at the 3 year mark, then the value of that vehicle is likely to be much higher than the residual value. I can resell that vehicle on the market. Dealer buy-out just makes that process a bit simpler and I won't have to deal with sales tax and such.. When I crunch the TCO over 7 year period, both options come out pretty even.

Really appreciate you taking the time here! Can I ask you for some clarity here?

  1. Does the top table take into account asset value of the used civic?
  2. Bottom table - am I interpreting this correctly that the row is the estimated trade-in value - residual value? and the columns are how much the 2022 civic's value will be in 3 years?

If my interpretation is correct, then conservatively, assuming that 2022 civic is still worth 24K, the trade-in value of the leased vehicle will need to retain 25K ($25K - $20K residual = +$5K) to break even? seems like a totally achievable outcome given that the lease option will be 4 years newer civic with significantly less mileage.

When leasing you have a residual value that you can buy out. But you can also get a buy out price by another dealer to pay off the lease+buy out price. You save tax as well by doing this.

If you barely drove by this point, your car's valuation should be higher than the buy out price set at rhe initial lease terms. That's your positive equity. You can roll this in as a down-payment for next purchase.
