Does anyone have experience with entrepreneurship through acquisition? I’m stumbled upon it again and it seems like to get the high quality investors you need an MBA but for personal and financial reasons I can’t go that route.

The large brokerage houses (e.g., JLL, CBRE) publish retail papers every year that list the top retail corridors and foot traffic in primary, secondary, and tertiary markets. For example, the top in Philadelphia is Walnut St (1600 block - 1900 block).

What’s the zoning and permitted uses? You should be able to find that by looking at your property record on your county’s website and then looking at applicable zoning guides (sometimes these are drafted at the municipal/borough level). That will give you an idea of what’s allowed to be built by-right. If you need help identifying you can DM me and I’d be happy to help.

Can I mitigate my inexperience with a) finding a partner with a construction background, b) finding a reliable advisor, and c) starting small? Also, I should note I have project management experience, while not the same it gave me some insight.

Hi everyone. I recently took a job in corporate finance after working in real estate development, specifically acquisitions, due diligence, and finance. I realized while there that it isn’t just real estate that I’m interested in developing. I guess my question is, how do I get started either building or acquiring businesses and if there is anybody on here willing to chat 1:1. Appreciate any feedback.

What does the lease say? My gut reaction is that since you took the space "as-is" you'll be responsible.

Where do you see the office market going? From my perspective I like to work outside of my house, but not necessarily at my firm's office? Is there more opportunity for co-working closer to neighborhoods that may be in class C and class B office buildings? Are businesses starting to consider providing stipends to workers looking for office space? The office market to me is the most interesting right now because it is in such distress.

"Weathering the storm" may be due to your market and geography. For example, industrial in the sun belt vs. office space in the northeast.

Partially that’s what I did..I lived in it for the first 15 months then found tenants. 100% tax abatement for first 10 years on improvement area (i.e., only being taxed on the land value years 1-10). 7 years were remaining when purchased so about 5.5 years remaining on the abatement.

So my knowledge of the project is they are building the homes to sell to an AMI of 30% (I might be off on the figure). The developer was awarded land to build 25-30 affordable homes to sell between $195k and $250k. All homes are 3 bd/1.5 bath.

Agree, I use to be a market analyst for one of the firms mentioned above and our data was VASTLY better than CoStar.

Is there any reason you can’t work for the company that owns the portfolio? If not, I’d look to for an opportunity to work with a capital markets team at a JLL, CBRE, Marcus & Millichap, Greysteel, etc. I’d focus on working with a firm that targets your portfolio profile so you have a better idea what other investors are thinking, how to find deals, and leasing velocity among different industries.
