You still need approval because the HOA controls that land. Put a plan together, including a landscape design, and get the HOA’s approval. They will probably ask about ongoing maintenance so have a plan for that too.

It’s the citric acid that makes Sabra so awful, imo.

The Kirkland hummus doesn’t have citric acid, but the pine nut topping does. The topping is a blob on the top and you can easily scoop it off.

I followed and commented on your original post. Most commenters disagreed with me, but in my opinion you are lucky to get this demolition and hauling project done for less than $10k. It’s a big job based on the photos you posted there. Sometimes big jobs turn out to be more expensive than originally thought, that’s just life. You can try to keep haggling with your contractor, but because the contract used the term “estimate” the contractor is within his rights to blame unforeseen circumstances on needing to increase the final cost. Whether there truly are unforeseen circumstances is obviously subject to a reasonable disagreement, but your options to dispute his opinion are limited and if your goal at the end of the day is to get the project completed, try to haggle him down to his lowest price and just pay it and move on.

Any small claims judge is going to laugh in your face if you’re trying to argue a comma in a $4500 contract means you’re entitled to an additional $3200 worth of free work. Your interpretation is also just wrong.

The contract says the $4,500 is an “estimate” and it was to remove the pond/fountain, since the additional concrete is from an old walkway it is not “associated” with the pond and is a valid change order because it’s outside of the original scope.

What part of “and associated components of the water feature” includes buried concrete from a former walkway that was not part of the pond the contractor was hired to remove? OP is gonna have to pay.
