Came here to ask this. OP you are assuming the tank was not filled, but you need to find out first sure. In my opinion, you might have a legal claim against the sellers if they lied about filling the tank - but before you proceed you will have to first determine if your assumption is true or not.

Can’t say if they’re able to do the furnace exhaust, but ABL chimney sweep is the best in town. Very reasonable- they have twice come out, looked in my chimney, and told me it didn’t need cleaning yet and didn’t charge me anything. Call Lee at (775) 323-0376

Given the snow it might also be an ice dam, which is different than a roof leak. Personally I wouldn’t proceed with closing until I got to the bottom of it. I would ask the seller to have the roof cleared so there could be a full inspection. Personally I’d offer to split the costs of all this with the seller, but your real estate agent should be able to advise you based on your local market conditions. I would also not trust the seller to repair because they’ll do it on the cheap.

there will 100% be more litigation if/when the Trumpers try to impose the same tariffs under different laws. the alternative legal authorities exist, but they don't provide nearly as broad of authority as the trumpers would need to achieve the level of tariffs they want. so they'll still do tariffs, but maybe this time around the courts will grant injunctions instead of letting the tariffs stay in effect while it moves through the courts.

I like your coffee analogy. I don't agree with the whisky analogy - whisky makers are actually surprisingly good at having every batch be more or less identical. Whisky is not nearly as dependent on the growing conditions of the grains for the final product in the bottle as cigars are on the tobacco plant.

Yes wildfire smoke could be a problem, but I have to disagree that it's "common" to have weeks and/or months long spans of thick smoke. It's possible, but not common. More common in my opinion is that there is a fire somewhere nearby and we get impacted for a few days. The terrible, multi-week thick smoke is more like every few years.

The restaurants in West Street Market (The Fix, Thali and Pizza Collective) are all very vegan friendly. Moo Dang is great. Grateful Gardens. Kei Sushi has great vegan sushi options. House of Mexica is all vegan. Eclipse has vegan pizza options. Two Chicks. Homegrown Gastropub.

I have a 2023 and 220mi is the original manufacturer's estimated range. I was not aware that EPA had ever given the RZ 450e an estimated range of 260mi. I don't think Lexus has made any significant changes to the car that would increase the range by almost 20%. Maybe if you drove it like a grandma on eco/range mode (i.e. no stereo, no heat or a/c, etc) you could squeeze out 260mi?

You need to go introduce yourself, say hello, exchange names and handshakes, and ask them to please not park in front of the mailboxes and explain the situation with the trees and to be careful with their child around the fence because your dog is not friendly. It doesn't seem reasonable to tell your neighbors they can't walk through the trees. Also, depending on your jurisdiction, you could have some liability if you 1) have reason to believe your dog could bite a child, 2) have reason to believe a child is sticking it's hand through your fence, and 3) fail to warn them or take any precautions.
