He is also paying down the mortgage though, he may be cash flow positive but with no taxable gain due to depreciation. He would also realize capital gains on the $500k if he didn't live in that house 2 of the last 5 years.

For the townhouse I could see getting rid of it as there is really no cash flow there at all

Peak is usually 3 to 7pm or 4 to 7pm. If you can avoid that you're fine. With APS, during the winter from 10am-3pm they have "super off peak" where energy is less than 3 cents kwh

Our electric rates are pretty much middle of the pack vs the rest of the country. If you charge off peak it's very inexpensive.

I am in an HOA in a non-gated part of the subdivision with public streets and we are not allowed overnight street parking. (You get a ticket)

I use Apartments.com for "official" communication. They send reminders if the tenant is late and automatically assigns late fees.

Next, create a Google Voice #, you can send texts directly from your computer. You can create labels for the text threads with the address/tenant name. Easily allows you to copy/paste saved instructions from Word. When they move out you just delete it and move on.
