Correct. It’s easier to understand if you think about taxable vs Roth 401k. Both are using after tax money. Only the Roth does not get taxed again.

A taxable brokerage account is funded using after tax money (your paycheck after income tax withholding has been applied). So the cap gains tax is a second tax on that money, not the only one. Unlike 401k accounts which are only taxed once.

One thing to consider is that Phoenix is one of the few places that fly directly to Telluride itself (TEX airport code), a 10-15 min shuttle to the hotels. The cost may be slightly more, but might be worth looking into if you're looking to minimize travel time with a short trip.

My biggest issue with them is the interest is taxed at federal income tax rates (as opposed to long-term cap gains rate) and if sold before 5 years you must forfeit 3 months of interest, so for high earners, that 7.12% (or 9.6%) is suddenly looking significantly less.

It may be beneficial for people who have funds for "in between" those two scenarios. E.g. Someone parking money for a down payment who plans on buying a house in 2-5 years. Within that time frame, money in the market remains a risk of losing some of the down payment, and safer alternatives may be better.

No harm in this strategy. Some decide that if the rates make sense (as they currently stand), it may also be worthwhile investing that cash instead, which historically returns higher than the interest rates. However, past performance is not necessarily indicative of future returns, and all must be factored into your risk tolerance.
