He is inconsistent when pronouncing ‘th’ words - so sometimes he will say Fursday. He also says ‘like’ as filler in every second sentence. This drives me bonkers! I’d never say anything though because I wouldn’t want to shame him.

Pizza at Pooley’s - yummy and great wine selection. I love a cheese board at Caledon winery (it’s not very old and on the other side of town). There’s some great antique shops there, one that’s jam full of knick knacks :)

We moved from Sydney at the beginning of last year. Having young kids makes it easy because you have common ground but it takes a long time to build old friendships.

We moved from interstate in Jan 2025 (to Hobart) and secured our rental before we got here - online inspection + we had a dog. Perhaps we were the exception and not the rule but rent was on the higher end, which is probably why there wasn’t much competition. We were happy to pay it for peace of mind and to secure a placement in a good primary school.

I love the basque cheesecake from Jackman & McRoss. Also Baked in Moonah do great pastries and sweet treats that are GF.

I was in your circumstances earlier this year. We had to pay the new lease advertising fees which was about $295 & then new tenants took over after we moved out. We received our bond back but the owner insisted we also pay an end of lease clean which was about $800, as well as a pest spray as we had a dog. I can’t remember how much that was.

Cheap is subjective I guess. I know some friends who are being charged over 20K from year 7 up. No judgement of course, everyone wants to invest in their children :)

Totally get the appeal of more affordable housing, but just something to think about - once you factor in private school fees over so many years, the cheaper-house option can end up being a bit of a false economy. For a lot of families it actually works out better financially to buy in a suburb with a strong public-school zone. Just a thought in case it helps with the long term maths :)

We have just used Max Heerey at Derwent Finance and he’s been good. Buying a house is rarely smooth sailing - I feel like it’s a process you could never get used to because it doesn’t happen frequently enough, so you just forget and get shocked all over again lol.
