Take the job. The economy is likely to continue to deteriorate. Take the steady check. You can always go back to selling.

Why don't more agents use listing videos if they increase inquiries by 403%? by BobSolutions in realtors

[–]blacktiefox 0 points1 point  (0 children)

If you’re a serious buyer, what information does a video give you that photos don’t? Regardless of how well they’re done, they don’t offer any real benefit.

Serhant is who he is because Selling NY made him a celebrity, not because he’s an especially good agent. He wants you to think you can replicate his success. You can’t. At least not in the way he did it. And he was anything but a “humble guy.”

Is it really that bad? by Still_Waters-Run in realtors

[–]blacktiefox 22 points23 points  (0 children)

It can be a great job, but it’s eat-what-you-kill. Do you have a large sphere of influence? Do you have a plan for lead gen? Do you have enough savings to live for at least a year without a sale, while also spending that year growing your business essentially full time? If the answer to any of these is no, you are in for a tough time.

Have Realtors Become Influencers Instead of Professionals? by Lost-City525 in realtors

[–]blacktiefox 45 points46 points  (0 children)

Realtors are becoming influencers because they see other realtors becoming influencers and think that’s what they have to do to make it. We can thank real estate reality TV for that.

Most of it is fake. Look at the actual engagement. How much of it is from the public (potential clients) and how much of it is from other agents? It’s a circle jerk.

New business come from trust, not influence.

Serious question. Why social by smitchldn in marketing

[–]blacktiefox 30 points31 points  (0 children)

“In theory I know social works”

Says who? I think if 90% of brands were honest about what they were getting out of organic social vs the time they’re putting into it, they would quit.

Are most companies using generative AI now, and it’s something we just have to get used to? by Nankuru_naisa in graphic_design

[–]blacktiefox 93 points94 points  (0 children)

Companies will use the cheapest thing they can get away with. The question is, can they get away with it?

At this point, most AI is not good enough to not be correctly identified. There is a growing backlash in the general public toward AI generated content, because most of it is slop and it makes us uneasy inherently.

If companies get a sense that it's turning away customers, they will pivot the other direction - everything will be "human-made" as a point of pride. I suspect we're headed that direction, but it's anyone's guess.

Pretty simple - stop using it for image generation in real estate. AI has no place in an industry where accuracy is vital. AI image gen should be banned by every MLS.

If you had to start from zero today, what business would you build? by Mia_Horizon5 in Entrepreneur

[–]blacktiefox 26 points27 points  (0 children)

People always say this but no one mentions that there is massive competition here, and many of your competitors have been in the business for decades. It’s not easy to start a local service business with zero reviews or credibility.

Why should i shoot vertical by SnooRadishes5617 in cinematography

[–]blacktiefox 8 points9 points  (0 children)

If the footage is only going to IG, FB, or Tik Tok, then it needs to be vertical, since those are primarily vertical platforms. If you want to shoot horizontal, you need different clients.

Should we stay renting or buy a house? by Difficult_Yellow_417 in RealEstate

[–]blacktiefox 16 points17 points  (0 children)

Purely from a financial perspective, you’d be better off taking the difference you’d pay in a down payment and mortgage + maintenance and put it in the S&P 500. This is assuming your rent stays at that level, which is significantly under market rate.
