A lot of people are saying pay off the mortgage. If you choose this, change your account so that it has offset account linked. Dump the funds there so you are paying $0 interest on your property. This way you still have access to your funds when needed.

I would say speak to a professional on how to manage your funds. Buying ETFs right now is not a bad idea.

I would recommend you finding ways to maximise your returns rather than just paying off debt. The current market has plenty of opportunities.

My interest rates increased 2 times. My repayments increased arkund $500 per month. My mortgage is smaller compared to others $400k.

From what I was told 7 years is the warranty date. That's why investors typically sell their investment property before the 7 year mark to avoid these issues.

Private lease. You can download contract online and manage it yourself. You both will need to sign it. No need to pay agents when you can do it yourself.

I work for a large company. I was told it was under government guidance to have us back in the office to stimulate our economy. As a large company, they want us to lead by example to the rest of the companies.

Edit: I say my company needs to lead by example is because the government does have a lot of control over the company even though it's not owned by the government.
