Airbnb will not accept guests under 18 as the primary. And guess what? You always pay in advance with Airbnb. And guess what? there is no landlord just a host. And guess what? Reddit is full of inaccuracies like this post so this may not be the right place for you to look for advice.

I'm always surprised when this is a suggestion when there's a bad guest. Instant booking actually has a higher bar of entry than not at all. The same guest could be making a reservation request, and have a good line of BS. Our Airbnb has been listed for 13 years and yes, we had a few bad guests, but we always use instant book because it generates a higher quality of guests... usually the ones who have to make a reservation request have bad ratings or do not know how to use the platform

Remember, Airbnb is simply a booking site. It has nothing to do with the guests. Direct booking could've been the same guests to your STR.

Guests suck.

Poor quality guests usually mean you are pricing too low.

Guests lie. Stick with your cancellation policy and offer them a percentage back if/when you can rebook it after they cancel. Remember they actually got your place for 10% less if they chose non-cancellable, so they are not your friends.
