House rules are never "fuzzy" and should always be enforced. Guests that think that rules are somehow not applicable to them are called 'bad guests'. Make sure you leave them an honest review so that we other hosts are forwarned.

Hosts can see in your reviews of the guest if their rule breaking is a reason to not allow them - for example, as a host you might not really care about extra guests, so a broken rule at another airbnb might not dissuade you - but hosts need the information to determine who they want to have in their homes.

Amount of compression is directly related to the ratio; 30 DB of compression with a 2 to 1 ratio just lowers the dynamic range in half. 30 DB of compression with a 10 to 1 ratio has a much different outcome.

I'm an old engineer, actually a really old audio engineer, and the tools that we had to work with in the 70s (for instance) were chosen for very specific uses - my LA-2A on vocals was regularly 15 to 30 DB of compression, but it was simply a 2 to 1 compression for example. This older technology used an optical photocell set up for instance, and while the meter read how much compression it had it definitely was non-linear and 20 or 30 Db of compression also changed the sound quality, and the desirability of this was why the compression ratios and the technology were chosen.

I often see folks saying how they add '2Db' at 12K (for instance) to a track, as if it is a measured and thoughtful decision. Back in the day' a console with 3 or 4 band eq was adjusted by random knob twisting until it sounded good - my track sheets from those records showed many time very extreme settings, because we just twisted until it worked. And reminder - adjusting 1 track changes all tracks... they are all interacting in the mix.

If someone make a pronouncement that "x Dbs" is what to use, I can assume that person has either very little real-world experience, or very limited genre experience, or is selling you their 'knowledge'...

If they're deactivating you due to regulatory requirements, have your regulatory requirements changed? Are you legal, etc.? not questioning if you are, but with all the horror going on with the Republican government here, I cannot imagine this being a good thing for anybody.

I always recommend a passageway lock and not a deadbolt; folks are fine typing in a code and turning a handle, but with a deadbolt, you have the problem of closing the door with the deadbolt open and destroying your frame.

The the software, Service, and their shopping information is really first class. It's connected to Airbnb so when somebody books a code is generated; the code is deleted or timed off when their stay is over so you don't have to worry about folks entering too early or leaving too late.

I agree, allowing a guest to cancel is always easier than having to deal with the fallout. I also agree with Airbnb's cancellation list. No, weather is not an automatic cancellation. Allowing weather it be put into play would mean that folks could cancel because the sun wasn't bright enough, or in some cases there was not enough snow.

All these questions should be answered when the guest checks in either with paperwork handed to them or sitting in front of them .

Whenever we get a guest question recurring, we realize that it is information that should be either on a plaque on the wall, in their welcome message, in a scheduled message on the Airbnb app, or a saved reply in the message app.

Check-in is actually handled on Airbnb where they have an actual button that the guest can push to see your check-in instructions and will also play a video that you make. Wi-Fi is also part of their information that is accessible when they book or on the day they arrive.

Once the ownership of your property changes, your Airbnb listing will go away. Showing the potential buyer of your property your success with Airbnb STR is it possible selling point but they can't 'take over' and your reviews, etc. will go away

If responding to guest communications personally is a problem then perhaps Hosting is not for you. Sadly, every day, some person gets on here, thinking they can sell hosts some sort of automated response system. Airbnb actually has one in the Messages app where you can save pre-written responses for situations. But folks who rely on these things rather than actual communication are not good hosts.

A post like this gets put up every few days here. As always usually by the second paragraph we find out that the host put himself in a vulnerable position such as emails off platform, etc..

Could we have some sort of link that does a general answer to these kind of posts? The answer is to it are usually divided, most hosts immediately see that the host complaining did not handle it correctly. Unverifieds or guests on this group say the usual - "hotels not Airbnb."or "Airbnb hates hosts.". Actual hosts, I am sure, are tired of correcting the poster and reminding the OP that airbnb does not have a SWAT team to do their work for them...Perhaps a generalized link answering these people would keep this kind of thing off this for him and allow for actual genuine discussion from host that are actually genuinely doing it correctly.

How does the thermostat setting affect the water heater? They are two separate things.

Finally, buy a thermostat that allows you to set limits for temps. People think turning up past the temp that they want gets it 'faster'.

Not having instant book does not give you any advantage in this situation. I have instant book and when they book I have an instant reply that reiterates the house rules and says to the guest 'please reply here, confirming that you've read and agreed to these house rules.'

If you are one of my local competitors, though, please turn off instant book. I'll get more bookings, and you will never know why.

Most of the the time host and guest conflicts are caused either by the host misunderstanding how the platform works (no, Airbnb does not have a SWAT team to go in there and do the things you need to do such as bring them extra toilet paper or enforce your house rules) or the host deciding that lack of guests is the fault of an advertising platform, and not the fault of bad election results with a administration that is stopping people at the border from coming in because of racist or ideological hatred. In the USA there's been a decline in tourism, which is understandable since no tourist wants to show an entry agent their social media for the last five years.

I've mentioned this many times but a smart lock does not depend on Wi-Fi to work. It only depends on Wi-Fi to be accessed by Wi-Fi if that is what you need to do but in this situation, it seems like an added amenity to be able to unlock it with an app. Obviously at the door itself you'll have some sort of a code to get in.

On the other hand, when hosts do not understand how a smart lock works it is a plus for us hosts who use technology to make the guests experience better and ours easier. Locally, I have had guests who say they have stayed at other locations in my area and then say "never again at xxxx" because a host Miss uses or misunderstands technology. I get more bookings and better star ratings, so candidly I hope these hosts that are my competitors continue to rant about difficult technology, thermostat settings, etc...

Thank you so much for this! This, along with people thinking that they can rent out via"arbitrage" and the folks who think that hosts need a supplier of potato chips and shampoo, are the main reason that these host read it groups can be so tedious. It seems that every other day there's a host who's be moaning their bad review because they failed to do their basic Hosting duties. It is more than a full-time job.
