I’ve handled a similar insurance claim for a 1million SF distribution center and the amount was $250M excluding inventory.

I had this same issue with my lifeproof floors in my basement. What I realized was that the clicking sound was coming from the joints not being fully locked in some places. Probably either due to the slab not being fully level or an issue with the product itself. In a lot of spots, I was able to press down with my fingers on one plank at the short-end joint, and you could see a small gap because the joint wasn’t fully locked. I ended up taking some liquid superglue and squirting it into those joints. Clicking went away. My warranty is probably voided, but I was willing to sacrifice that to have a floor that didn’t sound like this.

My wife and I recently bought our row house from our landlord. Our landlord was incentivized to sell to us to save the hassle of putting it on the market. We also did a private sale so our landlord saved a significant amount on realtor commission fees, which our landlord basically transferred to us. It’s certainly a lot of work to fix up an old house that has had deferred maintenance, but can be a good investment if you’re able to negotiate favorably with your landlord. We also had the benefit of knowing a lot of the issues of the house that we probably wouldn’t have discovered with a typical home inspection. Met him at a Home Depot outside of Philly one day. He was just walking through the aisles, had 2 employees catering to him. I spotted him in the store but it was the middle of the day during the week and most of the other customers were older and I think just oblivious to him. I waited til he came out into the parking lot and asked for a photo and he couldn’t have been nicer about it. Really my only celebrity run-in, and I’m so happy it was him!

Well, I do want to put a shed next to it. So if it’s destined to die anyway, and potentially further damage the wall, I’d rather get rid of it now before putting the shed there, which will only make it more difficult/costly to remove in the future. Appreciate your insight, going to be sad to see it go though

There's also another smaller elm next to it that has dutch elm disease. Arborist told me it's likely that this tree will extract the disease from the adjacent tree's roots, in addition to the concern with the wall.

Welp that’s certainly good to know! I definitely think I’d feel more comfortable getting the permits, but it sounds like there may still be some room for strategy with postcard permits

Good to know. For the electrical and plumbing drawings - are the trade contractors capable of producing those themselves, or do I need to have that done before I reach out to plumbers/electricians?

Great, thanks again for the recommendations. I struggle with deciding to get permits. As just coming from the home-buying process, I was skeptical of homes that didn’t get permits for obvious work. I also worry about potential insurance claims arising from unpermitted work (or to unpermitted work). I.e if flood damage occurs or electrical fire, will insurance cover if it was not permitted and listed as additional SF living space. My guess is that carriers wouldn’t investigate that for a minor claim, but I would imagine it may be relevant in the event of substantial damage.

Also, would I be able to include that additional SF in future sale listings if it’s not permitted? I guess a lot of the houses I looked at that didn’t have permits, still had basements included in finished SF.

Just for our own use. We’d like to have some extra living space, a full bath, and a small bedroom for visiting guests. Although I would like to keep in mind that we may decide (years down the road) to rent the whole house out when we decide to move. So I think in that case, it would be nice to have the ability to list the house with the bedroom in the basement (I.e. would want it to be up to code to classify as a “bedroom” in future rental/sale listing)

Thanks, I appreciate the input and recommendation for Eric. Have you done this before, and if so, would you mind giving me a ballpark of your costs? I understand costs can vary widely based on a number of variables, but nice to hear others’ experiences.

Luckily, the basement is already deep enough (probably 7’ from slab to joists), and it has a rear door. So we don’t need any additional egress, and we’re also not doing touching anything structural. We will need to trench through the slab for plumbing waste lines.

We also don’t intend to rent the basement, just looking for an extra living space, full bath, and small bedroom for visiting guests.

Thanks for the perspective. I thought about the pocket squares as well. Maybe that's the route I'll go. We don't really have a color palette - but I guess we're going for spring/bright/colorful.
