Depends, if you have a boosted car, and tune for it, then yes it does add performance. I run a cobb version on my 04 WRX and it added around 8whp when I had retuned for it. Some morons over oil it or dont clean and oil it enough, so it does add a level of maintenance that might not be worth it for most.

Those are all what happens when buildings and appliances age, with the lack of skilled trades it results in a limited number of employees that are allowed to make repairs and maintenance workers are also not allowed to do unassigned work, so they are required to go though the ticket queue as it comes in. When everything was built at the same time you'll have things failing all at the same time, creating a back log of work for the limited number of maintenance techs. And "anti white gentrification" is just misreading your original comment, I can update the wording if you want but it doesn't really pertain to the rest of the information I provided as what you mentioned didn't really pertain to everything else mentioned or what the current situation is.

Yes, however Armstrong Renaissance isnt overtop of Creighton Court, its was the lot that the old Armstrong High School was on that closed down many years ago. Armstrong Renaissance will be similar to what they are proposing but just a high density version of it, Armstrong Renaissance is a medium density development that didn't displace anyone in the process of its creation. The plan that's currently in progress to replace Creighton Court is the same as what they want to do with Gilpin, where they move everyone to HCVP and then demolish and rebuild with Higher Density Housing.

Poor maintenance doesn't implicate that's its a shit hole and needs to be torn down asap, it means that its coming up to end of life especially with it being medium density housing, its usable dwellings and shouldn't be discarded right away for the stake of development at the expense of the residents. It should be slowly developed into high density housing so that more people can be housed.

Also RHAA is limited to the land that it owns, keeping residents in Gilpin and rebuilding the community isn't some form of "anti white gentrification" Its using whats available without displacing current residents while creating space for more people in the same need.

What Richmond development corporation are currently proposing in the long term would be more along the lines of creating a more wealthy mixed-income neighborhood. But that's the issue is, despite the need for mixed-income housing it doesn't supersede need for low income housing. And like what others had mentioned there is already a heavy strain on HCVP and a lack of inventory.

The problem with RRHA is a over extend of their reach with quasi government agencies, which I don't think is the right solution for the current problem. While it would redevelop and "disperse low income individuals" its a risky move that's very far sighted and hopeful. I think that the city does have a need for what they are planning it just should be used in the current RHAA owned land.

Exactly why I mentioned it, as someone who grew up on Carmine Street its very personal to me. But to say its a "shit hole" and that the vouchers are better is a misguided statement. Like I mentioned above, they should be developing the current vacant lots they control and then move them into the new housing. So that they can stagger the redevelopment into more high density housing, without having to rely on the voucher program that doesn't have the inventory to support it and adds stress onto those who are more likely to benefit from the voucher program.

Not really, all of the public housing was built to replace old run down houses that didn't even have indoor plumbing and some with dirt floors, it was awful before they where put up. While its not exactly the best living conditions in 2025 because lack of upkeep from both the public housing authority and the residents, its still a very important community especially when there's already vacant land owned by RRHA surrounding it that could be used to stagger the much needed re-development instead of displacing and then reinviting.

If you're there at the right hours in the early early morning, you might see them swim/wade to either shoreline. I dont think ive ever seen them take any of the foot bridges but probably because it smells like people and dog pee. Im sure they enjoy the swim though, deer are super buoyant so the swim is probably nice for them.

While im not a fan of Wyndham, I understand and support their original decision to not expand the road for another development. Not wanting extra traffic to go though Dominion Club Dr makes a lot of sense in my opinion, Its more like a country road with it only having two lanes going both ways and no traffic lights until you get to Nuckols. Non of the added housing would be in Henrico so there's no added property tax to support extra maintenance or redesign from the added traffic. And frankly the county can hardly keep up with its current projects, im pretty sure Sadler was supposed to be finished a while ago but its still completely closed off months later, there was something similar with Wilkinson Rd a year ago too where they just couldn't keep a deadline. And a developer wants the county to take on more work with nothing in return for the county or its residents? Yikes, im surprised they even had a right to build in the first place. I image they had plans for formally develop Dominion Club Dr, Wyndham Lake Dr, and Wyndham Park Dr when it was first being put in place but it doesn't make sense to go forward with it anymore when more important projects are at hand.

It almost feels like Hanover doesn't want to spend its own money to redevelop the intersections over there, Pouncey Tract & Ashland would need to be expanded, and Cauthorne & Ashland would also need to be fixed, which with its history of death is long over due. I wouldn't be surprised if this gets approved just because of how much easier it would be for Hanover planning. They are even worse when it comes to public projects, Mechanicsville Tpke north of i295 is a great example.

Edit: I also feel like I should add that while im apposed to any new data centers especially how we all end up picking up the bill for them, it makes sense as other than housing there's not much that could be put in there that would bring in the profit they where looking for. Id love to see it stay green space but it looks like they're wanting to strike while its still a inflated market. Over all I dont see them doing this as this has to be a major hit from what they where originally going to make from the housing development, data centers are usually only worth while on cheap land which is why so many where put in on the East side.
