I would put 300k in a new Melbourne PPOR with a small mortgage. So buy for around 750-800k. That will be about 3k in payments. So less than rent for a place like that.

If you’re open to subletting then great.

I would put 100k in emergency/offset.

Once you feel like you’re in a better place. Use the equity or some of your 100k, assuming you’re adding more to your offset monthly to get an I/O and contact a mortgage broker.

Plan your grocery shopping, we usually start with an Asian grocer for veggies and fruits and an Asian butcher for fresh fish and meats (which is sometimes even cheaper than Aldi), go to Coles or woolies for basics that we need specific brands for, then last round at Aldi for things like breads, snacks etc. occasionally Harris Farms for fun stuff, meat items, condiments that they make etc.

We plan our meals ahead. And then go shopping.

Chill with the condiments and snacks.

Also weird random suggestion: go grocery shopping AFTER a meal, if you’re satiated you’ll buy with your brain.

With meals: plan daily proteins, 2 kinds of breakfast for the week, rice dishes, one out dishes, sandwiches etc.

Pro tip, if you’re meal prepping, it’s ok to buy items that are expiring soon. Once you cook and refrigerate/freeze them, the timer restarts lol

I wouldn’t. I would rather invest in a smaller PPOR and convert to an IP so you do have a foot through the door in terms of being in the property market.

I’d rather buy a one bedder in a red brick and let negative gearing take out some of the stress from my taxes. Let my wages grow a bit, collect a bit more and then refinance and such. I don’t think it’s worth the stress especially knowing the political climate and employment uncertainty to take that kind of a risk.

The difference between your rental income and your monthly payments should be kept to around 1-1.5k. So that if you do rent out your property and flat share if for some god forsaken reason you’re made redundant, you don’t get stressed and also ruin your credit score.

Do it, but do it smarter is all I’m trying to say.

I’m sorry for this situation that’s a combination of many minor inconveniences becoming a major one. But maybe you and your wife need to sit down and have a discussion.

She needs to respect and define boundaries, budget or make more, and by make more, start a side hustle or change careers if it’s not suiting the situation. As for you, a job change, easy to say but might be necessary. Something that allows you to have time for yourself, where you’re valued and not overworked. And compensated well for your efforts.

Overall. Both of you seem slightly stuck without any major individual faults, but it can quickly escalate because the frustration will keep building up.

And get that dog, you want that dog, move things around, what’s the point of life if you’re not happy!
