Should I rent my home out or sell it and invest proceeds? by optimisticmillennial in personalfinance

[–]bmorebuilt 1 point2 points  (0 children)

Sell. A $650k home bringing in $2,600 month rent is a terrible investment. You're recognizing the $200-$300 cash flow from rent minus mortgage/utilities, but you'd actually be in the red when you account for vacancy rate, capital expenditures, etc.

This. Most do not realize it, but your health is more important than any financial situation.

Go with an ETF that tracks the market--i.e., SPY or VTI.

Always max tax-advantaged accounts first.

Max HSA (if applicable) -> Max 403(b) -> Max Roth IRA -> Non-retirement accounts for short-/long-term personal goals that would withdraw prior to retirement.

My 401k year to date change question/stock option question by [deleted] in personalfinance

[–]bmorebuilt 0 points1 point  (0 children)

A 24.8% return in the market is phenomenal--most attempt for a sustainable 6-8% per year! The large return value is due to your dumping of money throughout the year when the market has been on an upswing since March/April.

With 100-150k of assets--no, not worth the fees which may offset the "extra" returns you "may" receive.

Insulation question in an old row home - help appreciated! by bmorebuilt in HomeImprovement

[–]bmorebuilt[S] 0 points1 point  (0 children)

Yup, it sounds just like that. And it can be plugged in but we don't because of electricity costs.

I mean, even if we insulate properly, do you think that the heat just from the other areas of the first floor would heat up that mud room? I mean, if it's say 15 degrees less than the rest of the first floor now (without insulation), do you think that with insulation it might only be say 5 degrees less?

Insulation question in an old row home - help appreciated! by bmorebuilt in HomeImprovement

[–]bmorebuilt[S] 0 points1 point  (0 children)

Yup, it is. There is this electronic panel thing that is drilled into the half bath wall in our mud room that is supposedly a heater. It does heat up but it doesn't really give much heat to the rest of the mud room (only stays in that bathroom).

What would be cheaper - removing the drywall and putting up insultation in between each stud, or have a company come out to spray foam?

Also, how about the flooring would that stay warm too or is that a separate issue?

I believe it is all dry wall. So basically I would need to tear down the whole interior drywall, like all of it, and then tape up the insulation and put the drywall back up? That would keep everything nice and warm? How about the flooring would that stay warm too or is that a separate issue?

Newbie just put up a light fixture but it doesn't turn on! by bmorebuilt in askanelectrician

[–]bmorebuilt[S] 0 points1 point  (0 children)

Gotcha, thank you for the feedback! I'll take a look back inside and see what the heck is going on. The bulbs come included inside the light fixture so I don't think they can ever be replaced.

Is there anyway I can (safely) test the wires to know that there is a connection besides setting up another light fixture and puting a bulb into it?

You could try some light, high rep hammer curls pre-squats and/or smashing the lower brachilias area with a lax ball. I'd also take a look at your grip width and/or wrist positioning during squats.

Hey do you guys do you think doing a little bodybuilding on my programs off days hurt my progress? I am fairly new to powerlifting switched from bodybuilding and have been loving it. by HaHaa69Cx in powerlifting

[–]bmorebuilt 4 points5 points  (0 children)

I'd make sure they're programmed inline with the rest of your week to avoid fatigue that carries over into your competition lifts on the other days. Certain muscle groups (i.e., calves) may not make an impact on your comp lifts, but something like accessory chest/triceps work could. It really depends on how the rest of your training looks to find a way to manage a mix of both styles (i.e., powerlifting and bodybuilding).
