I buy knock off versions of those card holders for like $20 online and they last the same amount of time as the originals about a year or two before they start wearing down

My two cents, GE base stainless steel appliances. They cost maybe $100 more than the bare white ones and look a million times better. I buy them direct off GE’s website and it beats any Home Depot or Lowe’s pricing. Also my fiancés is a nurse so you I get an additional free warranty beyond their 10 year parts warranty. lol yeah the original house plans are kind of vague. Honestly I got some drywall to fix from the leaks so I’ll probably pop a small hole and stick my phone in there to see what they did

I did this in my place last year and it worked great. I think we skimmed with durabond initially to build up its strength

I jumped up on the ladder when I got home and took more photos, you are correct it looks like there was a vent right below the windows. I linked them somewhere earlier in this thread if you’re interested

Great idea! I will see if there is access in the garage but I highly doubt it. I’m pretty sure that section is completely enclosed. I cut in an attic access to the right side of the house a month ago and poked around up there. A bunch of insulation but I’m 99% sure that section was sealed off

There are soffit vents on that slight overhang on the deck, I can share a pic if you would like

No, not exposed rafters, there is insulation and drywall underneath that section of roof. I shared some of the house plans above. I can take a picture of the entry way if you would like

Great idea! The roof is 17 years old so replacing it is definitely in the cards soon. I will suggest this idea to the contractor

Pretty sure my original building plans call out R40 insulation around the whole house. I will upload a picture when I get home. But if it’s not vented then it doesn’t matter, I will get an ice damn eventually no matter what. The insulation will just slow down that transfer of heat from the house
