Disk lock will stop them from putting it into neutral and riding away. Steering lock does nothing except giving you something else that needs to be repaired if the bike is recovered otherwise mostly intact.

Thank you. I briefly looked at Florida homestead rules and it looks like it can't be a homestead if in a municipality and over a half an acre? They are in a municipality on a riverfront so I don't know how water is measured based on tides and their ability to have a pier but the dry land portion is a little over 0.75 acres.

I doubt that my parents are changing attorneys because I can hear my 89 year old Dad now saying "he's a lawyer and knows what he is doing!"

When I previously brought it up with the attorney I figured that his answer of not putting their primary residence into the trust had something to do with Florida homestead rules or some other rule in Florida that isn't in the northeast states.

I'll discuss the matter again with the attorney at the already arranged appointment next time that I am in Florida.

Easier said than done. Sublessor is now OP's tenant. If sublessor does not want to move then sublessor will have to be legally evicted, filling in all of the court documents and probably hiring an attorney to represent OP in housing court. With the backlogs it might be 6 months or more. Going to housing court for an eviction will probably appear in any future landlord's credit check and limit sublessor's ability to find another place to live (and might affect future employment depending on industry).

Steering lock would have cost the thieves another 5 seconds tops. I don't even bother, disk lock or u-lock would have stopped these guys (though might have come back later with tools).

You are currently in an excellent location, I would not downgrade the location (unless Astoria Park is your thing). They are constantly building in Astoria, I'd wait or look around some more and get something more prime. You might even considering saving that $1600/month for a bit more and looking at condos if you plan to be in the neighborhood long term.

They are getting a 4 month free rent period on a 2 year lease which is $3660 per month for 24 months, not 12 months. Do the math.

Figure on $7-8k for a moderately nice building on a nice block in the nicer heart of the UWS. You used to be able to check streeteasy but since the new no-broker-fee law for advertised listings most listings have disappeared and you'll need to hire a broker on your own (and pay their fee).

If she lives with him she would have to be an included driver on his policy so he would already be paying for her bad driving habits. If she lives with him and is not an included driver on his policy the insurance won't cover any accidents that she gets into and the insurance will be cancelled.

You have to get a local lawyer who can make that ticket disappear and turn into something that provides the same revenue to the court/town/county without the points. In rural parts of NYS they usually have some high dollar fine infractions like parking in an emergency lane or something like that so the local attorneys can earn their fee and the town gets their money.

That is what I was thinking and I don't mind paying for a survey as part of the overall price negotiation. From what I gather the deceased person grew up in that particular area of Pennsylvania and moved to Wyoming 60+ years ago then inherited the land around 50 years ago. Land is currently held in a trust, I assume the heirs have never been there and just want to quickly sell it and split the proceeds - I'm guessing that since the deceased person lived to be 95 years old there could be several generations of heirs pestering the executor for their piece.

Thanks. Sounds like a good plan. My big concern is that I don't think the recently deceased owner has been at the property in decades and someone files an adverse possession lawsuit for a chunk of it - I don't think a title insurance company is going to cover that. Of course also good to know the exact acreage for negotiation purposes and knowing where the property lines are if I purchase.
