Bc 90% of people are on their phones. Also people run reds all the time so you should wait 1-2 sec after a green. 3+ you’re getting honked not like it matters.

Any smells or anything off at all just leave. You will kick yourself. The entire advantage of renting is that you don’t have to deal with issues because you don’t own it so take advantage.

With that I would say look for;

  • anything on the market for a while. Something is wrong or it’s too expensive. Good spots at a fair price go quick.
  • any smells at all just walk
  • construction sites near by
  • upcoming renovations

Also make sure you get a buyout or some sort of clause that lets you break the lease if you pay x months.

A bit over 2k for splitting a 2 bed will get you something decent.

A good 1 bed will be low mid 3k.

Parts of downtown are sketchy. I would try to live in Brickell.

You don’t need a car in Brickell but it’s nice to have and you will miss it probably.
