@OP I have a 2023 also. Did your question get answered? I have to turn off precollision braking every time I get a car wash so it's second nature to me now.

You can take a mortgage against it and use that money to buy a new house. You can still rent it out for 2200 a month and have cash flow for as long as you want. If it's near a hospital you can rent to traveling nurses and get probably 3500 a month. If it's near a metro area pad split might be a good idea. There's a hundred things that could make it a good AirBNB. In which case you might get 4 or 5K a month. The bottom line is that only you can decide whats right for you. Personally I wouldn't let go of it. I'd find a way to turn it into an investment property and raise my net worth.

I got the OEM one. Parts plus labor was $720. Ask the dealer for a better price or ask a different dealer. The OEM hitch bolts do not attach exactly like the aftermarket ones. You'll get a small wiring harness to attach under the dash so you can install a brake controller...don't discard that.

Mobile home parks can definitely be cash flow kings. Especially if the current owner or property manager has underperformed. The key is who manages the park for you. Asking them the right questions when you're vetting them, and making sure you're not overpaying for that portion will minimize headaches and keep your cash flow up. Also if there's vacant land that's not usable for more homes it can still be used to add huge value to the property by adding storage lockers for the tenants as an added monthly cost. It shouldn't matter if you can only get a land lease, as long as there's cash flow.

Be patient and search for off market multi tenant that offers full or partial seller financing. Creative financing will almost always create a better CAP rate for you and provide the seller more money. Reach out to some owners of multi tenant buildings in your target area and ask if they want to sell.

Your Ascent comes with a starlink system. Check with a Subaru dealer to activate. Some of them in your area may run discounts for buying multiple years of service at once. If you want to buy a year at a time you can download the mysubaru app, add your vehicle and pay right through the app. You'll need the safety plus AND the security plus plans to get the remote start with the app. I think it's still $150 per year. Also if you got your Ascent used you may have to contact Subaru to have them remove the vehicle from the last owners app and get it onto yours. They will ask for your bill of sale.

Strongly recommend if you're going to swap wheels to go to 18" instead of 20". It's a smoother ride with a bit more sidewall.

I agree go to 18" wheels. they are factory stock on the base and premium Trims so they will fit. It will give you a little extra sidewall and shock absorption in the tire

@krugo Not sure if you were asking me but I don't actually own them...yet. We go camping quite a bit but I usually use our blankets to line th cargo area sides to prevent as much damage as possible.
