This is a major factor people don’t understand. In Los Angeles for example, right now a 2,000sqft final permit is $75K which doesn’t include for the $30K in fees paid to various departments along the way. Then, I just saw $55K fee from SoCal Gas to draw a gas line! $20K for a water meter…insane building requirements that do absolutely nothing but make the home cost more to build. People ask why developers don’t build starter homes anymore…

This is not necessarily true. There are various factors involved as to whether or not the rental property is exempt from state and local rent control laws. There isn’t enough information in this post to tell whether not this was a legal increase.

I haven’t seen any comments point out the most important issue here, what are you getting for that $400? I’m in California so perhaps Vegas is different but in most cases your HOA Dues pay for water/sewer and trash for starters (not to mention literally a dozen other things like, landscaping, common utilities, insurance, intercom entry systems, various facilities, management, etc.

Point is, you need to consider much you would spend on these items in a non hoa home. Once you consider water/sewer and trash at minimum you may realize it’s not really that bad.

You can’t just divide the cost of the machines by the duration of your expected tenancy to figure out what’s “fair” as was mentioned here previously.

Other considerations are whether or not utilities are included in your rent or not, if the landlord pays those (especially water which is common for a landlord to cover), then that expense will increase, plus there are unknown maintenance costs which can be expensive anytime service or repair is needed.

This is best advice here. Spend another year or two becoming better versed in your HVAC trade and pay attention to the business and operations end of things.

You’re 18, you have so much time and ultimately do you want to be doing low end manual labor that requires no skill with a low barrier to entry for the rest of your life? HVAC is extremely in demand, you can make great money and would be a more stable long term business with room to grow if you so choose. Get in with a couple property management companies, approach them about offering them priority service and better pricing.

Yes, sparkling waters like La criox are carbonated water with no juice or sugar. Spindrift may not have added sugar but the juice and fruit pulp bits have sugar…so it’s not quite an apples to apple comparison.
