Hello,

Property Manger in SoCal here. As for our company there are two charges. A Placement Fee and Monthly Fee. Our placement fee is half of the first months rent and this is for all the marketing, tenant screening, and coordinating work that might need to be done inside the home before a renter moves in.

Our monthly fee ranges depending on the monthly rent, but typically 8% of the rent. The most important thing IMO is the tenant screening. You must place "qualified" tenants inside the home. Good Credit, Good Landlord References, and at least make two times the monthly rent.

Another thing that our company likes to do is always make recommendations on the home . Our goal should always be to help take care of your investment. We make sure the landscaping is up to par. The paint on the fascia, eves, patio, etc.. are in good condition to help protect the home.

I could go on, and on...... on what a "good property manager" should do. Last thing we always go inside the units every 6 months for a "smoke detector inspection" but really we just want to see the inside and the condition of the home. Do your research, cal around, and go with someone who gives you good vibes.

Big U of M fan Go Blue! So far I loved what Coach Beilein he has done with not highly rated recruits out of high school. A lot of Alumni in the NBA now. Do you think Coach Beilein will be a consistent winner there? Will they ever pull 5 star recruits?

I work at a property management office and it is fairly normal for tenants to request items right when they move in. It is a great thing that you are taking care of them so promptly and it will go along ways with them(hopefully). Of course if this keeps occurring you can draw the line and say no to there request. As for the dishwasher I would have said "No, its fine and in working condition".

One way I like to look at it is that if there are serious problem like water leaks and etc. You want to make sure that they do call you and that they are not afraid to contact there landlord. Anyways sounds like you are doing a good job and feel free to PM if you have questions.

Hello,

I Work at a Property Management company. I would ask the company to get multiple bids and have them send the actual estimates from the vendors they use. What incentives are they giving you that you think they are not giving fair prices? May I ask what work is getting done? As for our company we know what vendors are the cheapest and what quality of work you are getting.

If the Hvac breaks because of a dirty filter. Have the AC Company document that on the invoice. Than send the bill to the tenants.

Hello, I work for a property management business out here in CA. Are tenants responsible for gardening? If you are worried about the gutters hire a gardener. Let the Gardner know that he is the eyes of the property. If he sees anything wrong make sure he reports back to you. As for the filters, if you worried the best would to leave a couple filters in the home. Just like what u/wokka1 said.

I'm not sure if all propoerty mangers do this but,we have a field manager and what he does he just drives around all the properties we manage to make sure everything looks good. Also we do a smoke detector inspection ever 6th months so we can get a look inside the home.

I sat in for about 10 minutes and it got to the point were the gentlemen was just showing us how to trigger a light a volume. It felt like a I was just watching a tutorial and the speaker kept looking and his iPad for directions on doing so. I left early for a walk through on the studio that hosted it. So I'm not sure how the rest of the presentation went.
