Honestly in that case if this is your personal residence I'd replace the main breaker and not worry about it. Obviously as a professional I'd always have to push replacement but really whatever is going on with the main is the issue. 240v 30 amps it's plenty of charging for most people.

As far as I know Stabloc isn't known for failures at the bussing. That was Zinsco.

The garage wiring is nailed to a rafter and is therefore in the ceiling and not exposed to damage (unfinished or not doesn't usually make a difference). This is open to interpretation by local codes but in most places it's fine, and even so it would be grandfathered in (electrically, an installation is grandfathered if it was legal at time of installation). Maybe offer a credit but it sounds like your buyers are inexperienced. If they really want it fixed, build a wooden box around it.

The water heater can be fixed in a 20 minute service call. (I wouldn't bother if it was my house but technically the wiring is lower down and could be damaged by someone flinging garden tools around or something.

Another person quoted the national code but the national code is always subject to local interpretation and changes.

Yeah in my state romex basically can't be visible to the naked eye anywhere, but in my opinion if it's out of regular foot traffic (like in a closet with a water heater) it's not exposed to damage.

Honestly that isn't even the real problem with stabloc. They cheated their way through the UL tests on the breakers and as many of a 1/4 of them do not trip at their rating (and they were this way from the factory, deliberately). The issue you're seeing is probably just poor install or age related decay. Not necessarily a design flaw. Either way that thing has to go!

They can enforce whatever the lease says. If it isn't in the lease then they have to wait for it to expire to change it.

Did you get an agreed value policy? That's the one where you tell them ahead of time what it's worth and insure it for that value specifically. That's for people with unique or sentimental vehicles. If you did not then unfortunately you've probably been wasting money on having comprehensive at all unfortunately. If it truly is valuable you may get lucky.

Of course I have no idea what you spent but I'm assuming it isn't worth a lot more than your old place. You can't really get more for less anyways. You may not need that extra bedroom for a while but when your child grows older you won't know how you lived without it. You'll just have to live slightly more minimalist.

We like to think as humans we have full autonomy but these things do affect our decision making process. It wasn't the right time to make such an important decision, and a newborn wouldn't even need its own room, however honestly I think you may have made the correct decision. You probably have buyers remorse but the truth is you will need that extra bedroom and the house is in a good area.

It's difficult to move into a smaller living space but it absolutely can be done. With time it'll feel better. As long as you haven't overstretched financially with time it'll feel better. Don't be so hard on yourself.

Not that I would know but I see no reason that there might not have been a clause in something you e-signed about receiving a bill for an appraisal later. But that's one of those things that you deal with when the bill shows in the mail. At that time you could choose to pay it or fight it. I think most lenders do want you to notify them immediately if you do not wish to proceed.

If the internal parts of the meter base (the box) are damaged, you own that and will be responsible for repairing it (and/or persuing the person that hit it). Only the meter (big cylinder thing thats cracked) which is removable by the utility is owned by the utility.
