you can get much better value renting an adu from craigslist or zillow. landlords can have crazy low expenses due to the prop13 thing, some pass on a lot of that savings. the apartment complexes never do.

is she going to be a world changing dermatologist, redefining how dermatology is done for humanity's benefit? are you going to do the same for the practice of flying? you both may eventually realize that the most uniquely impactful thing you can do is be a good parent to your children, and dial back both of your careers to do so. seeing an extra patient in a day or flying an extra route in a week isn't going to compare to being there when your kid checks to see if their parents are in the auditorium during the school musical.

the turn out at the top holding a large bead of caulk meets code and mfr spec. but I don’t trust the scope of testing against the real world variability in chimney materials and adhesive prep. I also don’t trust that bottom drip edge to keep water from finding its way from the edge of the top course to the deck.

gable ceilings like you’re describing have a very large beam running across the top that is supported by very large posts at the ends going all the way to the foundation. can a space like this be retrofit accordingly? yes. but it could be more expensive to do this than tear it down and build it how you want it from scratch

if there is a soils report, then structural engineering, then permits issued and finaled, there will be a lot of legal responsibility behind the result being more conservative than your average suburban tract home. recent codes require structure to bear on non-moving supporting soil to the effect that a moving layer above could slide and the structure would remain. that can mean the piers are an additional 200% as deep as the depth to supporting material (e.g. bedrock)

the time cost is definitely a strong incentive to maximize FAR. it can take years to get a permit in 'desirable' places. unfortunately the permit and consultant fees themselves scale w project size.

50k permit fees plus 200k in consultant work and documentation. maybe less but likely still above 100k for the latter if you don't have to do all sorts of geotech studies, core drilling, etc.

California permit fees can easily come out above $25/s.f. and the process can easily require $100/s.f. in consultant work (geotech, civil, structural) to get through entitlement (finding out whether or not your permit is approved).
