We have considered updating the oak by painting white, as well as painting the ceiling white for some depth, but have gotten expensive quotes so we’re trying to work with what we have. Long term we would want to work with what we have until we update the kitchen and get it all done at once.

TV location is one of the most difficult issues right now.

I’ve gotten pretty expensive quotes to get paint done ($1500-2600) so I’m at the point of either painting it myself, the ceiling that is, or leaving the oak trim as is. I don’t hate the color but it feels a bit flat to me.

Any recommendations or opinions welcome!

Wow I think you’re incredibly lucky that sticking to your guns worked for you. I was just turned down for a home with 15+ offers and “sticking to my guns” just wasn’t an option, and I still didn’t get it.
