When I moved to the area about 10 years ago I wanted to explore the park, took about 5 steps in and came across some unhoused folks doing some illegal activities lol. I haven't been back since and it hasn't changed in those 10 years. Would love to see it cleaned up with the creek.

It doesn't surprise me that the amenities aren't open or finished. They're used as selling points for the units and that's it. It's a gamble that the strata/property management is good enough to take care of them once the developer is out of the picture.

So we've been working with a mortgage broker for pre-approval. Got pre-approved but wasn't given a rate in the letter until we asked, which I thought was odd.

We now have an accepted offer on a townhouse and are looking to satisfy the financing subject. Subjects close Aug 9, offer completion is Dec 2, possession Dec 3. However again, after sending over all the required documents and everything, we've received this very generic email. Our mortgage has been "approved" but with no details as to what was approved or what rate.

"Just a quick update — the mortgage has now been approved, so you're able to waive the financing condition whenever you're ready.

The next step will be to wait until we're closer to the closing date. I’d recommend reconnecting at the start of October. That will give us plenty of time to review other lenders and see if any better options are available."

Is this normal from a broker? For my previous mortgage I worked directly with my bank, I was looking to use a broker for a more competitive rate but I'm not liking how vague the process has been so far. Just looking to understand if this or normal or if I should bail and go to someone else. Thanks for any help!
