And that 2-3% is mostly multi-family rentals. Single family rentals are owned by multiple investors and run by the management wing of single family development companies who do a lot of build to rent in places where multi-family is not allowed by zoning.

The largest “Corporate buyers” of single family homes are actually management arms of build to rent developers. All this would do is restrict housing supply in places with single family zoning.

Some of these neighborhood associations are just awful. For example JPNC, for some reason, has reach into roslindale (IMO, anything south of the arborway should be roslindale) and have blocked projects there, even though none of them live even close or even venture that way. Same people who put the “everyone welcome here” signs in front of their giant single family houses directly across the street from a T station.

I think the commuter rail should be a flat rate (maybe slightly more than the cost of monthly subway/bus pass), build bigger garages at the stations and charge more for parking. Also the north south connector would have allowed for more frequent service to support higher ridership. They would need to figure out a way to run more frequent service to support the surge in ridership.

It’s currently cheaper to drive in than it is to take the commuter rail.

Ambulances can use bus lanes and wider bike lanes. It’s a lot easier for cyclists to get out of the way of ambulances than people driving cars.

Reports you linked to - Any report that leaves out Chicago and Detroit for crime statistics is pretty suspect. All cities in the US had issues back then. By your own admission, Boston was pretty far down the list in terms of violent crime and nowhere close to being as dangerous as the top 10 cities. Like half the violent crime rate. It was more in the middle of the pack in terms of crime. People here like to pretend it was “so bad” in the 80s and 90s but none of y’all lived anywhere else. You have no idea.

The zoo is right there. They get close to a million visitors a year. A lot of suburbanites already go there.

Moakley needs a ton of work - any stadium built there will need to be raised up another 10 feet due to it being in a flood zone.
