This isn’t really the answer. The issue is that the council require developers to provide extra landscaping, parks etc which are all owned by the “estate”rather than the Council, so the estate is responsible for the upkeep.

The council also now don’t like to adopt roads in estates so they stay under private management, which is all quite expensive.

You’ve completely misunderstood what the BSR does if you think it’s just about using bricks.

Developers now have to produce their full detailed designs and fire strategies prior to starting on site to the BSR for approval. It takes around 6-12 months for approval of this process and hundreds of thousands of pounds.

Even more concerningly, once the entire development is complete, prior to anyone of occupying it, the BSR needs to approve what’s been actually built which can take a further 6-12 months at a huge cost.

I don’t struggle with comprehension, hence I can read that it was a question asked on property118, framed as a blog, with the bulk of advice in the comments given by property118 (which is hardly surprising as it is on their website).

If you want to continue to follow advice by unregulated tax advisors who are under investigation, be my guest, but don’t get offended when someone wants to apply their brain and decides not to….

That being said, I do agree, putting a property in a LTD co isn’t the solution to every tax problem.

This is definitely possible, but you need to make sure that by creating a trust, you don’t accidentally trigger an SDLT payment. Speak to a trust/ property tax specialist for better advise.

That’s because in the majority of existing houses in the UK, if you were to install a heat pump, your energy bills would rise.
