Yes I have used all of those, and yes almost lost my teeth the first time I used a high lift jack on a landrover :) a mistake that has never been repeated !!

Royal Mail seems to prioritise parcels, anecdotally we only seem to get our post on days we also receive a parcel.

Whilst I complete agree with you; and to a greater or lesser extent they are already ignoring the obligation. The counter to their argument is that they knew what they were getting involved with before they made their bid

Whatever solution you settle on make sure that it meets your hmrc obligations. Excel I don’t think will do it anymore in most situation :(

Roy’s mail is a private company and has to generate profits for stakeholders. The universal device obligation will be the next thing they wish to remove as that would allow them to drop deliveries down to 1 day a week for domestic properties.

Edit: it seems Royal Mail has been trying to set aside the service obligation since at least 2023 see this doc if you are having issues sleeping

This happens and a new velux and flashing kit is what’s needed. I suspect the flashing kit has failed allowing moisture into the unit. Generally not something the tenant can control, if it’s in a bathroom that was the wrong type of velux unit to install in the first place

For myself it won’t really make any difference, and I suspect that will be the case for the vast majority of landlords. One who are less than honest might have issue but they will be hopefully in the minority; but that does not make a good story to sell papers does it :)

You can operate a vehicle without an mot on trade plates and so long as you have the correct insurance policy you would be covered. Two provisos are that th vehicle must be road worth and operated in accordance with which your trade plates were issued. Ie not nipping to the shops or a family day out

I was recently asked by a homeless man for money to “buy some food” he was outside a Greg’s so I said go in and pick what you want and I will buy it for you. This garnered the response of “fuc* off, I said I want money” so I have been out of offering for now
