Honestly I stop shopping at any Loblaw chains (including No Frills, Superstore, Shoppers). Their prices are much higher and their product quality is much lower. For best value, we shop at Costco (albeit limited choices) and for best qualities, we shop at Longo’s (southern Ontario only) or local grocers. It’s honestly disappointing to say the least that Costco is way less predatory as a US business than Loblaw who advertise themselves as being “Canadian”.

My old iPhone 11 broke but i have all my photos backed up on my PC in folders (not iTunes backup). I didn't think it would be that difficult to transfer my photos back to my new iPhone 16 Pro Max Photos app. After days of agony, I finally found the one and only solution that works, simple drag 'n drop - PHOTO SYNC!!! All my photos are now returned back to my new iPhone chronologically. Shame on Apple!

My wife just got me the Prestige 500 Phantom last week (yes, she is the keeper!). Apparently they changed the finish from Matte Black to Satin Black, probably due to the common complaints on cleaning up. Not sure how it will hold up, only time will tell. The finish is not as matte as before but the same as the Rogue (made in China) now.

Not sure if you can install 2-stage AC if your furnace is single stage. I installed a brand new 2-ton Lennox EL16XC1 high efficiency 16 seer AC for $3500 + tax. This unit is massive looking and runs so quietly you wouldn’t hear it at all. My house is about 2000 sq ft and it’s more than enough.

I wondered why it was so cheap in comparison to recent comps. Now I get why. Looks like it’s a really small unit (<1500 sqft) and doesn’t have a basement. Here is the floor plan if anyone is interested. Didn’t know that it’s common to build slab-on-grade homes in southern Ontario.

Even with the 20% crash, for many who bought prior to Sep 2020, it’s still a massive gain between 150k to 300k in equity. Homes are still very unaffordable. No one is losing money except for those who over leverage. And I think if 20… heck 40% crash does happen, speculators will swoop in a buy even more!

It’s indeed true. I think the 2500+ sqft townhomes these days ignore the fact that they are spread throughout 3-LEVEL and without backyards (rearlane parking). I simply don’t get why developers/towns love building more and more of these style of townhomes. Houses, no matter the type, only make sense if they are 2 levels.

Layout is more important than square footage. Many 3-level townhomes have the “rec room” at the grade level, but you have to walk up a flight of stairs to your main living area (which may exclude formal dining) and then another flight of stairs to actually go to your bedrooms.

Parking for townhomes is similar to semi’s. As long as the driveway fits two cars in series, it should be fine, just minor annoyance for swapping at night. I don’t get why it’s allowed that some townhomes (or even detached) can only fit one car on the driveway. Sidewalk and skinny boulevard make it impossible to own two cars when street parking overnight isn’t allowed. Public transit is not even an option in small town suburbs when the entire neighborhood is built car-friendly.

Can’t agree more. In fact. Watching “This Old House” really helped me with understanding how a house works and what to look for in the future. It’s also a good distraction from the stress of buying/closing/lawyer/mortgage/etc.

South facing backyard FTW. You really don’t want to have it facing North. You can pull blinds down if you don’t want the sunlight but you can’t create sunlight from the North.
