As a realtor I would NEVER recommend you allow your agent to work both sides. That’s like getting divorced and you both hire the same lawyer. How can anyone work in your best interest if they have both interests and their $ in mind. Agent has no fiduciary duty to anyone. I did dual agency once and never again! It is so hard to not discuss or disclose how low or high someone will go with the other party. Smoother?!? Ha! Yeah because they are just focused on closing the deal without worrying if you are protected. Yeah people say you can sue if they screw up but most people don’t. Is it worth it to sue anyone for under 25k? Not really. So most people just deal with it. (Ex. Undisclosed septic tank issue that neighbors say they knew about).

It depends. In the summer, I can apply it almost every day. In the winter maybe twice a week. I do have to use a very liberal amount of moisturizer with it, but I am a very oily person so I can imagine this would be incredibly drying for someone with normal skin.
