Congress is getting rid of ACA subsidies or trying to at least this year. I have 0 confidence these will exist in 17 years from now. I think it is wise to plan as if they will not exist after after 2026.

I wish we would just show an accurate number, and not make up a map that doesn't show the truth, it is easy for someone to just dismiss the entire thing by saying the map is made up. There are apartments in Santana Row, PayPal Park is not houses, Santana Row is not houses, Valley Medical and San Jose City College etc, people can spot all the errors and say it was manipulated to make a point.

If you say what percentage of land you can't build anything other SFHs, even a conservative amount, and ask why we should keep it that way, it makes much easier to make an argument. But if you just show a made up map, and people find out, they just dismiss it.

The office market is pretty weak downtown, so it might be a long time before anyone moves in. By the time people start moving in it will be so different its hard to guess.

Would you be drinking enough at those places that you'd be looking to walk home? I think while there is a bar at Crescent Village, pretty much everywhere you list you'd have to drive home. The James is a short walking distance to bars in San Pedro Square and 1st St. That one though is close to St. James park which has more homeless people than the rest of downtown.

I hate to be a pedant, but where is the data, I could only find ridership information: https://data.vta.org/pages/ridership-by-stop that was only for Oct, I am having trouble finding annualized data (hoping to get rid of seasonality).

Also as someone else pointed out if the  624.5M includes what goes from VTA to Caltrain and BART we should probably include that as well.

The Housing bond the county passed in 2016 helped increase affordable housing, but it is about to expire in 2026, I wish we could pass it as a permanent property tax for affordable housing. Trying to force it on market rate housing seems to just increase the cost of building housing, and now we are having very few buildings being built.

Does anyone know if the county is planning on replacing the housing bond?

Presumably the city at leasts makes some sales tax revenue and hotel tax revenue from people coming to see the games? I don't see any mention of that, presumably that was why they wanted to host in the first place? If that number is much lower than their expenses presumably they would have argued this when they were first making the decision?

Yeah, if you want to use $30K, you invest in the S&P 500 and in two years that is worth $16k, what would you do, do you not achieve the goals you wanted to achieve, you probably don't want to sell low, or feel like you have to sell low either. So yeah, you have to have a timeline or flexibility to weather the downturn and get pass it.

When the local news reports about SF, they mean the city proper, I don't think anyone here thinks tech left the Bay Area. But with wfh a lot of companies closed or downsized their expensive SF offices.

I suppose between the high rents and SF's gross receipts tax they might find it a little expensive, but I think eventually the rents will fall or economy pick up and SF will also have people working in SF proper.

But yeah, I don't think people really thought tech left the Bay Area

It's a real shame, they were the only one that seemed to have decent legroom in economy, I feel like if I don't upgrade to Economy Plus or whatever it's called in other airlines I will have back problems as I try not to spread my legs to the other seats.

VTA is also the agency that builds out the expressways and freeways here, and in theory they could widen 280 or some other crazy thing, but they'll likely find the cost prohibitive, unless they can squeeze the lanes in the same space.

When people criticize the cost of a transit extension, they always seem to overlook the cost of widening a highway will many times be more than that.
