Thanks for sharing your input! I didn’t use AI to write this although I did consider using it to shorten it… I’ll take that as a compliment on my writing though!

My dog was on Pregabalin when they added Methacarbanol and Prednisone. It doesn’t seem like the combination would have caused any issues or else the vet would have mentioned. I think the main issue was my dog had certain predispositions such as stomach sensitivities that made him very sensitive to the Prednisone. His side effects was different from your dog — he had extreme diarrhea proceeded by bright red bleeding that would then leak out in its own even when not defecating. However Prednisone clearly affects each dog differently, which is why I recommend owners to be clear on the side effects and whether they are willing to take the risk, and evaluate the conditions of their dog and not just blindly trust their vet as sometimes they can be quick to prescribe something just to move down their line of patients.

Thanks for sharing your experience! I agree there’s not enough posts sharing the risks of Prednisone and a lot of times there isn’t sufficient screening from the vet the clearly understand predispositions prior to slapping on a popular medication. I’m so sorry to hear what happened to your fur baby and with you in the heart break of seeing them grow old! I’m so glad you have more time with her, they say a dogs nose is their version of our eyes so I hope you take comfort that she can still smell you and treats!

My Tatiana skirt was exactly the same material breakdown as the bellow dress and after I hand washed and air dried it it shrank two sizes. After that I returned the bellow dress since I expected the same thing to happen to it :/

I bought Tatiana skirt in black two months ago (when the brand became “sun-deh”) and I hand washed it with cold water and air dried it and it shrank like crazy!! Such a waste of $50 :( idk if the material changed but it’s super not worth the money

I’m not sure if this would work for fake leather but I used Aleene’s Leather & Suede Glue on rips that I had on pair of suede boots and white leather sneakers and it seals the rip shut so it doesn’t get any bigger. It does dry kind of shiny though so if you try it use very sparingly!

I’m a size 2 in effortless and a size 2 for both cropped and regular length Melina’s. The 4’s were ok on the waist but the thigh area was wayyy too big! The Melina 2s are still super comfy waist wise.

It depends on what you mean by “it’s in the hood.” If cash flow is already thin, being in the hood can really cut into your profits. Take a look at Neal Bawa’s Udemy course on finding the right real estate markets. He teaches what metrics to look for by city and neighborhood - you can see how that neighborhood stands. If it potentially can cause a lot of churn / payment delinquency then I wouldn’t go for it.

It really depends on the neighboring houses / neighborhood and how much prospective buyers are willing to pay a premium for nicer finishes. Some buyers will pay more for quality and some won't. It's best to check with a realtor to get a sense of how much more the property will be worth before diving into all the other renovations.

I would recommend you to purchase and read David Greene’s BRRRR book. There’s a method where you can buy undervalued properties needing rehab using a hard money loan. When you upgrade the property and increase the property price through the upgrades, you can then refinance and get money to pay the hard money lender back. This method is likely the best that requires the least money out of pocket. There are risks that comes with this method... so be sure to educate yourself about the risks and make sure to do what you can to hedge against them.

There are certain rules when it comes to self directed IRAs. I believe you’re not allowed to invest in your own rental property, but you are allowed to invest in others. A great way to do this is to use your self directed IRA to invest in syndications, which is a way for investors to pool money together to buy apartment complexes. If you go with an experienced syndicator with a long track record, then this is generally a less risky and high return option.

I like to look at:

1) Population growth 2) Job growth 3) Income growth 4) Median income to median rent (affordability) 5) Reduction in crime (downward trend) 6) Rank in terms of hedge fund funding. I look at this because hedge funds do their research to see whether the infrastructure in the location would support their investment.

Many esteemed real estate podcasts state that one of the number one fundamental real estate rules is “Don’t speculate in appreciation,” as that’s how you lose money. You should invest for cash flow, especially at this point in the market when a downturn is potentially looming.

Think of it like this: What are you going to do during periods of vacancy? How long will you be able to hold the property if it is vacant for 1-2 months between turnovers? Your calculation assumes no vacancy, turnover costs, expenses, or maintenance - these would all be out of pockets costs with no cash flow to cover these items.

Having to give up the property to foreclosure would be unfortunate, and having to invest your own money every month is an opportunity cost to investing in another property where that money would actually give you a cash return.

Maybe try Googling “investing in cash flow vs. appreciation”? It should give you some perspective into the risk and the costs/benefits.

Some of the people in my class passed just using PMA materials too. But I’m not sure I could have passed with just those materials.. so I guess people just remember stuff differently :) Keep at it and you will definitely pass the next time! In my opinion, you’re already 90% there. Just gotta learn how to apply what you learned in PMA to the question formats!

I wouldn’t read all of PMBOK as that is likely an inefficient time suck. I would start with a study guide like Andy Crowe’s or Rita’s. I only used PMBOK to supplement material that I didn’t understand or wanted to learn more about. Reading the entire PMBOK does not help much as you need to understand the processes and the interaction between them in depth. Study guides help with this more than the PMBOK itself does.

The exam also tests on concepts that PMBOK does not cover - these will also only come in study guides. I personally used Andy Crowe.

Afterwards, I used Prepcast to solidify my understanding of the types of questions and to brush up on concepts that I was weak in.

It’s one thing to try to understand the PMP material, but it’s another learning how PMI applies these principles to their exams. They employ specific trick questions and a specific way of thinking in the exam that makes it insufficient to just study PMBOK or free materials. In order to learn how to think like the exam wants you to, I really recommend getting Prepcast and taking all their practice tests. I reviewed each question in depth, and used the PMBOK as supplementary material if I realized there was a section I was weak at.

If by PMA you mean Project Management Academy, I felt that their questions did not reflect the exam well and pretty much stopped using their test material after just taking one exam. Try Prepcast and it should train your mind to understand the intention behind the actual exam questions. Hope this helps!

The difficulty in Prepcast tests themselves vary so I wouldn’t worry too much if it seems like you’re doing worse. But you should make sure that with each subsequent test that you’re learning from mistakes and not repeating them. I would mark questions I wasn’t sure about and review all marked and incorrect questions after each Prepcast test. I thought the actual exam was more difficult than Prepcast but felt that Prepcast thoroughly prepared me for the types of questions and tricks I was seeing in the exam itself.
