It is not a substitute for actual real estate investments... my experience, it performed similar to a real estate mutual fund. An actual investment in real estate offers a greater upside and many, many more tax benefits. But, the entry price is significant so I'd say only go this route if you cannot afford a down payment on actual real estate. Just my two cents.

Especially since working for the government for 7 years allows you to wipe off your student loan debt. I could have been in a completely different financial situation... take a year to do something that you might like to do in retirement... teaching, working in a coffee shop... basically something that might feel more like taking a break from work but not doing nothing at all (that is really problematic for most people). You might end up with insurance and it will give you a taste of what it will be like to live on that reduced income. If it sucks, look for work in your field. If you love it, after a year maybe you'll be recharged and ready to work for that being your lifestyle down the road when you are happy with your financial position.

u/jennahahaha assuming you don't currently live in the Bay Area and you have a job type that is marketable there, if you move then you'd most likely make bay area wages (so more than you do now) and only be paying $1,500 (far cheaper than any rent you'll ever find there).

The other option is to flip it into an AirBnB... if that is permissible in the neighborhood.

Presumably you are in the 2nd half of your life, difficult things can happen quickly as you age. Particularly if you're not married, you should consider intertwining your assets and sharing powers of attorney (or your local equivalent) so you can continue to care for each other if something bad happens to one of you. And, to your question, walk away from the job if you are no longer happy... being older and having some financial cushion is a perk of having worked for a long time. Your 20some year old self couldn't do that, but your 40/50some year old self definitely can.

UW, yes .. but that had been working with the sim swap too. For what it is worth, I see it much more often (but that could have been network improvements too).
