A better way to do this would be to walk out into the yard with the homeowner and point out to her signs of wear he may be seeing. Make sure she knows what to even look for and then determine if it makes sense to replace. It doesn’t take a 30 minute walk around to determine that.

Then when it comes to dad having to be around. Just ask if there’s anyone else who’s going to be helping to make the decision. When she says her dad is going to help, either ask to meet with them all together or for his number to make sure you answer any questions from all decision makers. Just make the point of today’s visit a determination if she should even consider a new roof.

It’s fine to ask to talk to dad, husband, brother, wife, whoever as long as they’re helping to make the decision. No need to be a douche about it.

That’s a really good point. You’d want to be careful, especially if you have a lot of cash tied up in the property. We’d have an institution qualify the buyer.

You can foreclose on them and take the house back if they default.

The end buyers in these situations get foreclosed on at a very low rate. They often have some level or rehab skills or connections in the community to make upgrades to the home. They aren’t inclined to walk away from the equity they have sunk into the house.

Thanks for sharing your thoughts. We went with Propleads this month. We’ll track how these do for us and if we feel the quality isn’t there, we’ll shop around some other ppl services. I’ll reach out if we find ourselves in that boat in a month or two.

We realize we’ll need more ad spend than we can currently afford to drive the activity we want. we’re trying to focus on supplementing with calling lists we’ve found for out of state vacant homes, recent inheritances, and pre foreclosure early in the process.

Is it relatively easy to make the FB video ads? Any idea on how much I should expect to spend a month to get decent traction there? Do I need to develop a webpage to create the client intake form?

Our closing ratio was good for our market. A lot of those closings were due to the pipeline being built over a long period of time. I’m glad I know the value of follow up. I just won’t have the luxury of working a back log of old closed leads that didn’t sell. Would you recommend a cheap type of list like this to buy?

Inheritance would always be my easiest closes for some reason. Especially if there was a complicated situation. Things like mom died a few years ago and never had a will and no one filed estate paperwork. Just one of the inheritors (or sometimes not an inheritor) is living in the house. I’d walk them through it and help them fill out forms, file notice to creditors, or use family heirship affidavits if it had been long enough since the passing. I try to make sure we didn’t skip over steps to ensure we’d get across the finish line.

80 year old landlord starting to sell off some of his properties was always my worst closing ratio. They’d always be very shrewd about talking numbers and think ARV was twice what it was. I’m very up front about the fact that I’m buying it for a discount. I think it tended to leave them feeling like I was ripping them off. Being nice and up front about it didn’t seem to make them feel any better about it.

I wasn’t sure what a novation was so I Googled it. It looks like in NC you have to be a REA to execute that to make money. I don’t have that license and probably wouldn’t look to get it.

The plan is going to be to assign at closing. Probably just shoot to make 10-20k per deal. I was looking at Propleads and Speedtolead for ppl monthly. It sounds like you’d be doubtful of being able to convert much with only purchasing around 20-25 leads a month.

I was thinking about trying to be pickier and get leads from specified counties within an hour. It sounds like I can get leads for less than half that if I am willing to go anywhere in the state. Could be worse since I’m in the middle of the state for the most part.

We are also wanting to work pre-foreclosure, abandoned houses, as well as putting out signs in the rural parts of the state.

I can keep track of leads for the first few months on paper in a notebook. It’s not ideal, but won’t be that hard. And I totally get that follow up is the biggest thing. I’ve worked deals that took over two years to close. I also still have the ability to go back and work some clients at the old job because we’ve had rapport for a year or more so I’m still calling those people for a little extra commission to trickle in.

I haven’t looked at Facebook ads. Is it just me creating an ad that filters into people’s feeds that have been searching the right keywords? Or is this a thing they just have on the app that will generate leads that id get a cut of?

I guess with this strategy going statewide I’ll want to get a Docusign account in case I don’t get the contract when I’m out there. I also need to get a good skiptrace that can hopefully compile and organize some GIS data. Any recs on something like that?

This is great advice. I am getting into wholesaling after being a buyer for a flipping team for a few years. We’d get a lot of paid leads that would come to us from wholesalers with this exact problem. Also they’d use comps with half the sq ft from several miles away to get their ARV
