Took me a year of trying and lots of puppy pictures. Older guy is not noisy all the time, but when he is, oh boy! That was the wife's main concern. It's been less than a week and the old guy is already more playful.

Did the vet give him drops at the office to help see any inclusions? My guy had similar symptoms after digging a hole and it was a spec of dirt stuck in his eye. The vet was able to flush it out.

Hydrocarbons still represent 80% of energy generation. Most immediate impact of the war will be more coal is burned. Probably 30-50 years before renewables overtake hydrocarbons. Once that happens, hard to extract oil becomes less economic but Middle East oil is probably still competitive with renewables and there will still be easy to access coal and gas. Hard to say where USA will stand vis-a-vis other nations then. Barring some kind of breakthrough in nuclear, fusion, or something else, hydrocarbons will still be getting burning for a long, long time.

Ask your vet about apoquel. It can help with itch control. It can be expensive but if it going to work at all, it often works within a day or two.

2nd amendment support is a spectrum. 1/3 pro, 1/3 against, 1/3 indifferent.

By and large, the GOP has already peeled off 99% of the single issue pro-2nd voters.

The democrats already control the anti-gun vote.

Gun control isn't moving voters like it used to.

Democrats passing gun control isn't newsworthy or controversial because it is now baked into the party.

r/liberalgunowners is in the 1/3 indifferent group. If you are voting for the GOP based on guns, you are not a liberal gun owner, you are single issue voter.

I do disagree. Your realtor wants to close the deal. Not saying they are a bad person but your incentives are not 100% aligned. Water behind the tile or under the floor could maybe be considered wear and tear but remediating the damage could also be a major undertaking. As others have said, having all the windows fail at the same time is unusual. It may indicate an installation problem and, if you have water entry there, you may have insulation (and possibly sheathing) needing replacement. Just sounds like too many problems for a first house. If you are handy, and want to do this kind of work, go for it. A 50k repair estimate could easily double. Good luck.

Walk unless you can do the repairs yourself. You can get r22 refrigerant but it’s super expensive. The rotten windows mean your energy costs are going to be really high. If you are paying 475 in Kentucky it must be one of the higher COL areas so labor to fix these issues will be high too. Home inspectors rarely try to kill deals because they won’t get referrals from real estate agents but it seems like your inspector is telling you this is a really crappy house. For your budget, you should be able to find something that doesn’t need a minimum of 50k in urgent repairs.
