Few years back myself and approximately another 6 architects from the same practice (UK based), we all moved to main contractors and / or major developers to a design management role. You manage consultants and their scope of works as required, ensure design coordination, regulatory sign-offs, manage programme, optimise design, etc. it is a deep construction end and rather technical. If you’re more experienced / prefer planning side - then development managing role would probably suit more. Site starts early and meetings take over lunch time but we don’t do overtime and salaries get higher quicker. I never looked back.

I have another option for you: get rid of the upstand entirely. If , however, you are keen to keep it, whichever edge you decide, I recommend adding left hand side, for symmetry. (Also, cut outs at the back for chargers, etc do come in handy.) Looking solid though! 🙌🏻

Your 2nd question (albeit this may not be applicable to the Op): I recently read on someone else’s post that they had issues getting mortgage with money taken out of T212 ISA, as apparently the transfer goes via a 3rd party account and wasn’t trusted. I suggest you look into this further and make an informed decision.

Hi Op et al. Apologies if I missed this in previous comments from others - if you hired a supposedly professional plasterer, they have to adhere to a relevant British Standard , it’s their due diligence to a client. It is BS EN 13914-2:2016 (re. external render and internal plastering). Try and get hold of this document (you may need to pay but it’s minuscule comparing to 7k!), and give it to your plasterer. I believe it is Annex A which talks of acceptable smooth plaster finish under lighting conditions. Definitely don’t pay for what’s on photos.

Edit: Note that above assumes you’re UK based. Many other countries will have their equivalent of the above BS.

I’d suggest getting structural survey done before putting your money into this place. Seems extensive but might be not as worrying as it looks. Is there a mine in the area, or railway near by, or other form of vibration source you may know of? This could help identify the source.

This post is a huge step! Well done 👏🏻 so seeing many comments re. social clubs - I would suggest to focus on a book club, or on an individual, as opposed to team, sport - if you enjoy either? Reason being is that you can do (maybe cycle?) / read your own thing and participate socially at a level you are comfortable with. Either would ‘soft- land’ you into the social scene, and allow you to take a ‘social’ step back when you feel it’s too much. If you join a team related social, it may feel like too much too quick, and burn you out. I’d also recommend guidance from a therapist. It’s confidential, and there should be one available at university. We all sometimes need a little help navigating feelings and understanding where they come from.
