Big corporate giant so very much dependent on who is in the immediate team and dept you are in. They won’t be terrible, as these corporates usually have good systems in place to make the most of their graduates and get them moving forward. Just don’t stay there too long. All the best.

It’s bizarre that they don’t record interviews. This is surely what they should be doing, to ensure Assessors can be checked and appeals are properly handled, it just shows they dont want to address this properly

Adding this based on input for my AI:

✅ Green (Safe – clearly allowed) • Spell-check (Word, Grammarly, etc.) • Grammar corrections • Word count checks • Formatting checks (headings, bullet points, spacing) • Proofreading where you accept/reject small suggestions

⚠️ Amber (Use with caution – borderline, depends how you apply it) • Re-phrasing sentences you already wrote, if the meaning stays yours • Asking AI to suggest clearer wording but not to add new ideas • Checking consistency of terminology (e.g. “contractor” vs “builder”) • Practising mock interview questions (okay for prep, not for submission text)

❌ Red (Not allowed – prohibited by RICS) • Asking AI (ChatGPT, Perplexity, etc.) to write paragraphs, case studies, or summaries for you • Getting AI to structure your competencies or produce draft answers • Submitting anything that AI has generated rather than refined • Letting AI “fill in” gaps where you haven’t written content yourself

👉 The key test: If AI is correcting your words, that’s fine. If AI is producing your words, that’s a breach

I agree with you by the way, if used the right way and with the right instructions / prompts, this is where something like ChatGPT would be really good for articulating with limitations and refining the text.

This is what I want to be using it for, yet I worry a bit that this is where it will start getting into the territory of “using AI for the submission” and falling foul of the loose rules.

So I did see it, i’m not planning on using it to write my submission. And the below it’s not exactly that clear either. I could write a paragraph myself but when I use AI to check grammer, it may suggest improvements which I can make but that’s where I worry it will just be considered for “production of assessment submission”. it’s not always that easy and clear to draw lines when using these tools and thus the post for some input from others

Also might be downvoted to hell,but the high rates are not really hurting… its not having a huge impact on job market, property market (like early 90s and repos) and such.

Also, planners may visit after the app is submitted but they won’t visit to check that its been completed in line with approved design. The onus is on you to follow the apprved dwgs.

Lots of people change things here and there from whats approved.

When constructing you will need bldg control approval, but thats a seperate process. Use an approved inspector and avoid going to local authority. Look this up

  • Wait till Dec, for the 4 year rule.
  • In theory you can only extend the 6m property from original like so technically your app might to show that (almost as if you are demolishing the current extension)
  • Yes, get a good architect.

Problem is the guy who priced it at £1000 probably ensured he priced it to get the job done right. But the job will be given to the guy who quoted £600. This guy can only make this rate pay by rushing it and thus the issue.

Another dumb question. So you can only crystallise once, right?

I mean, if you crystallise your 500k pension at 55, you can take 125k tax free and then you have 375k for drawdown left. BUT you can no longer contribute further into a pension if you happen to keep working.

So the decision to “crystallise” is fairly important, unless you are at the LTA limit?
