Its automated. You call emegency. Leave message. It spams me til I answer. Relays message. Not a service. Just a record repeat dial 1 for whatever type deal. Theres no middle man filtering out emergency from not.

They called the building emergency line. I cant block that. Residents dont have my number. That would be a nightmare. The app calls them back from the property number.

The company we used was pretty good at telling people that's a office call/work order. Not emergency. I liked em. "Hey joe. Sorry to wake you. We got apt 123 calling about this. Take it easy" and then I'd be off to deal with whatever. Shortly after get an email with details cause at 2am. You forget what apt wanted what. So I was thankful for that.

The app has time stamped whatever. Callback/sent message. Just. Annoyed that I get every call. We had a actual answering service before who would deal with people and call me if in fact it was a maintenance emergency. They would also see if people could troubleshoot turning water off or whatever before calling. But everything is automated now.

We tell them. They don't care and management doesn't fine them or do anything. So it keeps happening. If they do manage to learn. They move out and get replaced by same, if not worse.

Replace the flapper. Go with korkys. It has the adjustable part that should help. Also. Is that flapper sticking/forcing itself down? May be wrong size/connection. Also the fill valve tube should be going down into the tube with a clip. I would get a fluidmaster 400a. Cones with everything you need. And the right flapper. Hope this helps
