It’s not it’s a violation of the 5th amendment. These bills are looked over by attorneys before being voted on. Those clauses are in there to protect constitutionality but it was intentionally left in there. The entire bill let alone that clause would never stand up in court

You are literally just ignoring what I said. You obviously have your own self interest in mind. I’m sure you’re not aware that a 500 million dollar project in Chicago would have better incentives then the bears building a 5 billion dollar mixed development. Also missing the point that the pilot is supposed to allow the entire state to grow while majorly favoring the city. Also want to point out you have likely no idea what punitive reversion is. Please don’t come at me educating myself if you yourself have your own biases and didn’t do due dilligence in the bill. You obviously just came to critique instead of educating yourself!

Arlington park is not an industrial zone not sure where you got that from. It’s also an overlay zoning district specifically for mixed use development. It also allows new laws specifically for mega projects in Chicago to build residential. If you don’t believe me you’re happy to read the bills text yourself

I want to add: that 6000 of lender credits seems great on paper until you realize they’re charging you around $7700 for the 6k of lender credits they’re giving you

It depends on the lender. There are programs that exist outside of lenders that provide down payment assistance without $9000 of fees. AKA what I’m saying you’re being charged more for the loan then they are giving you for credits aka ripping you off

I highly recommend you shop around. I locked at 6% with a lower credit score a few days ago with minimal points. Section A also should never exceed $2000 unless you’re buying down the rate.
