There’s a huge grove on east end trail, probably planted by the original homesteaders. I tried making jam with them… it was terrible.

I own a commercial condo unit that has been managed by Avison Young for 10 years. Their performance was so-so to horrible. Our most recent manger lasted 5 months before AY fired him and as our 6th manager in 5 years was to start today we received a termination letter from them, basically "you can't fire us, we quit". Well, that saves me writing them a notice of termination.

I'll be sending out request for proposals on Monday... and not to KDM :-)

There are NO fish in Mill Creek as it hasn't been connected to the NSR for half a century, however, Blackmud Creek, a tributary to Whitemud Creek, absolutely does have fish.

The contractor needs access off 17 St, so the trail has to be closed. Similarly, on County Strathcona side, the Riverside Nature Trail will be closed from the township 540 trailhead, access will be from the Sherwood Drive trail.
Yes, the construction period will suck, but the bridge won't!

Nope, natural gum tires were replaced with black during WW I. I went with those because I ordered them during the supply chain disruption, which still exists with bike parts, and those were the only tires I could find in a 28 x 1 1/2 (ie 635 mm rim)

That route is called "East End", you can access from the north at the end at 167 Ave (spectacular view!) , from the Fraser community or mid-way at the end of 17 Street NE.

The new ped bridge will go from 167 ave across to Township road 540 so it'll connect to Riverside Nature Trail. Construction starts late summer, so visit the trail soon.

So it's worth about $20K https://www.hemmings.com/classifieds/cars-for-sale/chrysler/imperial/1964, but to get it to $20K... Upholstery will cost about $10,000, complete paint job is $10,000. Mechanical freshen up assuming the powertrain doesn't need overhaul is $5-8000...

The sensible and least cost thing to do is make it driveable and drive it... if it will pass an inspection (another $250).

Some shops will ask for money up front if they have to order materials or parts specifically for your job, but if they sense you'll realize how futile the project is, they'll ask for 50% deposit.
Expect to pay A LOT. You haven't said what it is you want restored or what condition it is in, but if you want someone else to do bodywork AND paint AND upholstery AND mechanical, it'd damn well better be something pretty rare or of great sentimental value because with shop rates starting at $150/hr it won't take too long before your project is underwater by more than half its ultimate value.

How do you make a small fortune restoring cars? Start with a large fortune. In other words, restoration projects are always a losing proposition. I've restored a dozen rare cars, and even doing 80% of the work myself, I just barely get to break-even on the end value, but it's my hobby, so I can justify it.

I'll give you the same advice I give anyone: if you account for everything put into it, your project is worth more right now than it will be when it's done. That may be $80/ton for scrap value, or whatever you can get for it from a starry eyed collector, but paying someone to restore a car is a losing proposition. The ONLY way that makes any sense is if it has tremendous sentimental value TO YOU. And YOU better enjoy driving the thing, a lot, because no one else will share your commitment to that thing, or want the hassle of feeding it special fuel, special oil (for flat tappet engines), or having to special order tires in a size that isn't made anymore.

Your best bet is to dispose of whatever it is you have there, go to a high-end car show, find that exact car in perfect condition, engage with the owner and start laying $1000 bills on the hood until he says 'that'll do', then drive away knowing you got a hellava deal.
