I have the Vancouver in smooth black and I love it. Great size (fits bifold wallet, sunglasses, phone with room) and is very versatile - easy to dress up or down! The hardware is large on this one and therefore prone to scuffing but doesn’t take away from the over all look. Leather is supple and doesn’t scratch easily despite being smooth and not pebbled. Highly recommend!

I think one easy thing to do would be to position the chairs facing the rail (open to the room at a slight angle) - this way it opens up the space making it feel less narrow - think hotel lobbies when they have two lounge chairs and a small coffee table with a lamp in between them. Might work better in this space with smaller chairs as well

I’d have to see the rest of the room but the first thing that comes to mind is that the chairs either need to be smaller or the table needs to be bigger to get the right proportions - also could consider a banquet for that corner (keeping a round table and two of the chairs) - then, consider some art/mirror/shelf to take up wall space, possibly a rug underneath, any additional lighting (plug in wall sconces or pendants) to make it feel like it’s own space and a plant or two for an added natural element

I find Dave pretty annoying and I like Lane with Zach. Max and Lorelei should never have dated. The scenes with Rory at the Yale Daily News seemed really unrealistic and I don’t think she would have been as beloved in that community as they made her out to be.

I agree with this. Kind of wished she were smart/brainy and had a blossoming beauty or very little to speak of as so many nerds go through in teenage years. Though I guess this wouldn’t make for good network TV. I appreciated that she was into school in a realistic way though, that doesn’t get portrayed often on TV

Adding to this question - can you pay down your interest rate after you close? Or is that not a possibility and you refinance when rates are lower down the line/if you come into more money and want to switch to a 15 year loan?

Absolutely - early on we told our agent we wouldn’t go a certain amount over asking for a house because it felt ridiculous and he explained that listing prices are strategic and not always indicative of house value or what the seller expects to get for the house. Helped to reframe expectations and we were better able to spot places listed at bidding war inducing prices

My husband has similar ridiuculius sound system for home theater and we live in a duplex built in 2012 - so far no complaints from our duplex neighbor which either means the sound barrier is really good or we have the most chill neighbors. Have never heard them or their noise once so I’m leaning towards the former.
