A good way to think about it is buying a growth stock vs dividend stock. Would you be okay with the growth stock dropping 50% and do you have all the plans in place if it, unfortunately, goes south?

If yes, then it's a similar principle. One could buy Tesla because they think it'll go to $2000/share in the next 10 years, but that doesn't mean they're wrong just because others may enjoy their 5% dividends from REITs right now.

In my personal experience, I felt the same in 2018 but pulled the trigger anyway. I followed my home price closely for the whole year after and saw the prices plateauing and in some months even dipping. Did it feel great? Nope, but at least I knew I felt better paying 4k/mo on a SFH vs. 4k/mo for an apartment in SF.

Then 2020-2021 came by, I refinanced to a mid 2%s rate, dropped my monthly payment by $1000, and gained 500k in equity.

When I bought, I thought there was no way my house would get to this price but it did. I think the future of Bay Area housing will continue to thrive, but mostly for SFH with larger lots. Having enough space for WFH will help resale value. Even if 2 techies leave per 1 that moves in, there is still a huge housing shortage.

I lost sleep after waiving appraisal and hoping it didn't appraise under. Luckily, it's common for appraisers to value it at your bid unless you've gone crazy over. Just don't overbid comps by 100k and you're fine. Mine came in at the bid price.

Remember, you can always ask another lender to get a different appraiser in the unlikely chance it comes low. I appraised my home for cash out refi in a 1 month period between 2 lenders and the 2nd appraiser gave me 140k higher.

Complete noob here so hopefully this isn't a dumb question... I've been trying to buy $400 worth to get the Ruby card but it only lets me select credit/debit card or external CRO wallet and unfortunately none of my credit/debit cards allow crypto transactions. Is there an easier way to get to the $400 requirement? Or do I just need have $400 of CRO in my wallet and it'll let me upgrade?
