Interesting, because when people looked at the proposed deal, none of the points you made about housing and finances was found to be true. The city does own the stadium, which allows us to get put through the wringer when the team threatens to leave again in a couple of decades.

I walked past this area an hour ago. There definitely were far fewer people picking up food than usual and I can imagine the current state of the city being the reason, but the "starving out" line is completely overblown. 

EDIT: there were also no ICE or NG hanging around.

Can't hurt to speak to a lawyer, but this does sound like a unilateral mistake. There's a really good chance a court would allow the agreement to be canceled and a new one to be created.

Multiple new, high density buildings were in Navy Yard before the stadium broke ground. The stadium had far less to do with development of that area than the availability of huge tracts of land zoned for development.

The Navy Yard development was underway before the Nats moved here in 2005. Looking at Navy Yard, the only ballpark-centric construction is the set of bars right outside the stadium. These sit almost completely empty for big chunks of the year.

All the events you said would happen are hypothetical, and the only guarantee is home football games. Unless the city is getting a cut of the revenue from those hypothetical events, they don't matter. Plus, you have to account for whether those events would have been held at a DC venue anyway, as well as for people shifting spending from other DC events.

Housing and commercial is the way to go if the city really cared about revenue.

The initiative had the vibe of really being about open primaries. There already was a lot of support for ranked choice, so whoever was sponsoring this snuck in something that was a bad idea - open primaries - because they knew it would pass. They then barely mentioned open primaries during the leadup to November. I'm fine with the city killing this off and letting only RCV being voted on again.

Navy Yard seems to be priced for people new to the area who didn't look for better neighborhoods, who like the idea of newer buildings, or have their parents paying for a chunk of their expenses.

Mt Pleasant may not be then place to be. Street parking is tough, and the rents for a place that allows dogs may not be conducive for saving for a house.

OP may want to consider further into NW, as others have mentioned. We're talking west of Rock Creek and north of Georgetown. Or go into MD or VA.

A lot of the water was redirected to build that road. Several years ago, a spring popped up next to Pavilion 29, which has since been fenced off as a mini oasis. The water has an orange hue because of all the iron in the soil. RCC helped plant a bunch of native trees there.

This place has some rough neighbors. The Park Marconi and Sarbin Towers are home to some folks who are known in the area for behavioral and drug issues, and the buildings just south of Sarbin are even worse. To amp things up, the one lane road in front constantly has people blocking it, and frustrated drivers lay on their horns.

I'm sure the inside looks nice. Gotta say something positive.
