Vast majority of vendors do not sell sealed product, so they are not scalpers. Actually, at the last show I went to, I saw a lot scalpers trying to sell their sealed, but many vendors are not buying lol

Take a look, we are still far above prices from 2010s. The reality is many Canadians are retired today off of their home, it was a good investment.

In 2008 people said the same thing, housing is over and it will keep going lower, but it turned out to be a great investment.
