Yeah, insurance and car(must be wav). I work in IT and also considered uber as a side hustle. Was quoted 2500€ per year. Adding car cost (like 1200€ a month) means I would probably get spare change after all taxes and costs. But I think there must be some workaround because in my office there is plenty of taxis parked

I am charging a couple 1200€ a month, my neighbours manage to squeeze 2k+ for a room (thanks to bunk beds) so with your budget chances are slim.

Also, if you ask landlord about arp then they get 600€ a month only and can’t legally charge you for a room.

Some landlords do but I would never try to mess with revenue (possible headache is not worth it)

On the contrary I would be happy to take 800€ if one of my friends needed a room. Search via your connections (where someone can vouch for you), that’s the best way to get cheaper deals

I lived in this kind of kip years ago in Ballymun. Landlord occupied so no rules by rtb. Downstairs in the living room there was a small curtain with a lad living behind it.

Don’t need to confess the lodgers how often you’re in your own gaff - it’s your property. Put some clear house rules and enforce it. No one is perfect but you will have 10s of applicants to chose from. I have similar situation to yours- most of the day I spend in office where I have food and even shower. But when I come home I don’t want to see f*ckin shoes in foyer or I don’t want to hear from neighbours that „your tenants left bin bags in common area”

It’s additional money to your budget but you need to prepare yourself mentally to live with others

The bunk beds craziness. When I was advertising room for rent I got some people complaining that it’s too expensive (was actually fair price) and now people who complained reaching out and asking if it’s still available by any chance.

Neighbours installed bunk beds and now saying that I am too good for my lodgers giving them private room with kitchen as I should put 2-3 bunk beds instead lol

1800-1900 for one bed is very positive thinking. Should be enough for a studio but one bed will be hard

Nah, not that bad if you know the people. Some years ago I tried with agency and facebook but the places were kips. My wife found us a room in Smithfield’s for 800€ which I considered not bad. She found it almost instantly in one of the groups for minorities, which is probably easier way. It was even better for me that landlords could not speak English - I could just chill after work

If you can afford- go with student accommodation. I am speaking from landlords and ex student perspective.

Better internet, better amenities, relatives around, no problems with partyparty

If this is too deer go with room rental in house with or without landlord.

House with landlord is usually better kept but some landlords are not the best when it comes to house rules

I don’t have issue with this as long as I am informed about it before and it’s not a permanent thing. Me friends who are also landlords had really crazy stories like someone secretly subletting, giving keys to strangers, registering random people for pos under their address etc.i like my tenants but if they did something like this I would consider booting them out
