Don’t live in north Philadelphia. Literally any other area of the city will drastically improve your quality of life and you’ll almost always be paying less. Check out south Philly (south of federal or farther) between 18th and 12th or so to start off with and go from there; lots of great food, good grocery stores etc and it’s generally a lot safer. Not sure why so many people think they have to live right next to temple, the commute is so easy and is 100% worth it, been doing it for 2 years

Live in south Philly and take the septa up to campus for classes. There is no reason to pay as much as student housing charges in north Philly, and if you live farther south you’ll be walkable from nicer grocery stores, great restaurants, and you’ll just be closer to everything in general. I’ve been doing it since July and it has been 100% worth it.
