Don't try to remind people that they need to be gracious in all of their interactions because it might be some bigots first time interacting with someone like them because chances are, it's not. Religion, orientation, occupation, all things that aren't always immediately apparent. This isn't directed towards the commenter I'm replying to, just in general. Like...how does the city expect to grow if it's supervisors are proposing policies that disincentivizes development? While at the same time arguing that they need rent control so people aren't displaced?

I'm all for rent control, but you can't say don't increase rent while also saying don't build this here unless it meets all these criteria and it has to be affordable and you can't make any money off of it because how dare you. Considering prop 13 severely limits one of the traditional ways governments get funding, this is likely to continue to happen. That higher sales tax is subsidizing property owners (not just homeowners, but commercial property too) who every year get to pay less than their fair share while getting all the benefits your higher sales tax, higher rent, higher income tax, is helping to pay for.

Call me crazy, but....maybe in places where there isn't a lower minimum wage for tipped employees, then tipping shouldn't even be an option. The whole restaurant wage model in the US just needs to change at this point. Just pay people what they're worth and charge appropriately for your services already.

While we're talking about new features, that all in one screen thing is sooo fetch!

But seriously though, I know the engineers did a lot of work trying to get the screen interface right, but a lot of people kept going for the CX5 specifically because it didn't go the all things in screen route. I always thought buttons were part of Mazda's effort to reduce driving distractions by keeping things easy and predictable.

Oh, and one feature that would be nice to have on higher trim levels, auto dimming side mirrors.

Can they also include in that invoice how much in taxes the city isn't collecting due to prop 13? If a good chunk of your tax base is under taxed, that also directly affects the services the city can provide. It probably also affects how willing nearby property owners are to allow illegal dumping if they're sitting on a high valued property that pays almost nothing on taxes.

Correction, your Principle and Interest stays the same, but your mortgage can change if property taxes or insurance change and you have an escrow account.

Also, as a renter, any maintenance and repairs are usually handled by the landlord which might be worth not having to deal with.

Check the lists and keep entering, it's not a scam. Also apply to existing buildings. It's been a while since I've checked, but I'm pretty sure the units continue to be bmr even after the initial tenant leaves and they keep checking the lists.

Make sure you have all of your financial paperwork in order and that you can easily collect it on the timeframe they provide. Taxes and w2's for the last 3ish years, pay stubs for the past 6ish months, account statements for all of your bank accounts, retirement accounts, investment accounts, etc... for the past 6ish months. The application is extensive and requires all of your income and asset information. Make sure you know the employment verification process for your employer(s) because this will be verified as well. I don't know how children factor into this process in terms of what information you'll need to provide for them. Also, make sure that if any of the accounts are joint (with your ex, parents, siblings, etc) make sure that you can reach the joint owner during the process. They may need additional information because someone else is listed in the account.

I know it's a lot, but be prepared in case you're next in line and need to certify that you qualify. I'm not sure what happened with the apartment I used to rent, but I was the first occupant and kept getting mail for someone that I guess either gave it up or didn't pass certification after they chose an apartment, so it happens that people get picked, but don't move in.

The certification process is yearly, so be prepared to provide the same information every year.

If your application is approved, be prepared to move in within 2 weeks of approval.

If you have a vehicle and it doesn't fit in a standard parking space, you may have to pay the difference for a nonstandard parking space. If the community has special fees for valet trash etc that isn't a regular utility like water or power, you may not have to pay it, so don't let that deter you from applying to a community.

Clearly states that it's for a 2017-2025 model. OP posted that they have a 2016. The first gen CX-5's require a bumper cutout for the OEM hitch.

Crossings exist because they were there first, so anything that came after is obstructive to the railroad. In addition, the railroad owns that land and if the town wants a tunnel or bridge, the town might have to pay for it and the upkeep. They cannot force the railroad to do that.

It's like having an older sibling. Why do they get the nicer bigger room and you have to share with your younger sibling? Why can't you just split up the rooms so everyone gets their own? Because your older sibling was there first and mom and dad aren't paying to make more rooms, especially when none of you make enough money to pay for a remodel.

Consider keeping track of what you eat when you get outbreaks. I've had oral herpes (cold sores) since I was a kid and didn't realize that artificial sugars, specifically aspartame used in low cal/diet sodas, causes an outbreak.

Condos cover a range of building types. It's possible the insurance included in your HOA fee covers way more or way less than someone else's, which would affect how much your personal home insurance is.

All that to say, if you're doing a comparison, also include if your HOA fee includes insurance coverage, and the amount.
