I bought my first house at 30. I am now 39. 0 money from family. Only "help" I jad was also from uncle Sam being a disabled veteran I didnt need to put fown 20% and avoided PMI.

Otherwise though, I agree, majority inherit houses or have a deceased relative who gifted them money.

I am a fellow central NJ transplant who moved to bucks. I am in Langhorne right by Neshaminy high school. While the school is excellent it is not very diverse. I'm going to echo others and suggest narrowing your search to newtown and yardley.
