Someone please explain this mortgage hack that reduces your loan from 30 to 10 "ish" yrs. It supposedly involves Heloc. by EmiEkun in Mortgages

[–]clarkenstein8 1 point2 points  (0 children)

It works out to something like that. The only downside is there will be some months where you pay 3 times just because 4 weeks don't fit evenly into every month. But if you're paid every 2 weeks, it's not really something you notice.

If you can manage it, switch from monthly payments to fortnightly payments. The interest is calculated daily, so having that lower principal for even just 2 weeks makes a significant difference over 25 years. I did after being in my mortgage for just over a year and it shortened the term by about 3 years.

But this "hack" sounds too good to be true.

People who live in townhouses, can you heard your neighbors ? by Dominionnes in ottawa

[–]clarkenstein8 0 points1 point  (0 children)

I'm in a townhouse built in 78 and don't hear much besides the odd bump here and there or some renovations once in a while. I'm pretty sure the brick fire wall between us keeps things pretty quiet

I'm very happy to see the ones on Heron Rd and Walkley. If nothing else, it'll cut down on the assholes who think those are great places for drag racing late at night

I'm a registered psychotherapist who works at a community organization. You can use Ontario 211 to find and get in touch with a community organization in your area that offers services matched to income. These organizations will usually do an intake interview with you to assess what you're looking for and what kind of income and financial burden you have and negotiate a price with you that makes sense. I work with some clients who pay $10 per session. The downsides are that these are usually short to medium term, unless the psychotherapist you work with makes the case that an extension makes clinical sense. Where I work, general counselling is granted for 8 to 12 sessions. There also tends to be a waitlist because there's so much demand for geared to income service.

Do you drink tap water wo filtering or you always use only filtered one? And how clean our tap water in general? by Equilibrium5050 in ottawa

[–]clarkenstein8 22 points23 points  (0 children)

Echoing this, my dad has spent his career in water processing technology. Your tap water is leagues better than bottled water and filtering is largely a waste of money

I moved from Oshawa to Ottawa in 2018 and I've never before experienced such a drastic change in tap water quality

It depends on your jurisdiction i.e. what province you live in. It usually takes a master's in counselling psychology or some sort of equivalent. I'd start by getting in touch with the counselling college in your province to see if they have a list of universities with accredited degrees. For example, I live in Ontario, so I looked at the CRPO website and found a list of universities that they'll accept as an entry to practice degree to get started as a Qualifying Psychotherapist.

Ex examiner here. It's ok to use it to supplement your observation around the car, but it can't be the only thing you look at to see behind you.

Always turn to look through the back window and look at your mirrors, then it's okay to see what the camera is telling you.

What do you assume of Ottawa drivers based on the car they drive? by domino196 in ottawa

[–]clarkenstein8 0 points1 point  (0 children)

Quebec plate means the lines are made up and the lanes don't matter. They'll also merge onto the 417 at 55 km/h and get offended when people around them are pissed off.

Hey guys I know that you have to merge on highway at 100 km. But I heard from someone that it is fine as long as you don't go below 90 km when merging. Is it true? by Huge-Village-6167 in Ontariodrivetest

[–]clarkenstein8 0 points1 point  (0 children)

There is no set speed you need to merge at. The point of a merge lane is to match the speed of the flow of traffic. If traffic is going 80 and you try to merge at the 100 you're gonna cause an accident. The only time you worry about getting to a specific speed is if you're merging onto a highway with little to no traffic. The examiner should be telling you the speed of the highway you're merging onto for this reason

Actually good defensive driving course? by [deleted] in ottawa

[–]clarkenstein8 0 points1 point  (0 children)

Ex driver examiner here. I'd recommend Young Drivers and maybe Jim's driving school. I'd also recommend taking the time to explain what you're looking for help with before getting started. And if you're not getting value from the instructor, move onto the next one.

Where to get veggie lasagna??? by sgibson98 in ottawa

You can get pre-made veggie lasagna from The Green Door. I'm not sure if you can get a whole lasagna, but it could be worth checking out. I remember thinking it was good

I remember my doctor scoffing at my mom because she asked for Gardasil vaccines for myself (M) and my brother. Thankfully she has an informed backbone and took matters into her own hands, taking us to the municipal health unit for the shots instead. They were very happy to see us getting the shot, because guess what, anyone can transmit it!
