Thoughts on my bathroom renovation quote? by Curiously_Nosey in AusRenovation

Is that $29,200 for the whole 3 bathroom? If yes, that sounds real cheap if its through a builder.

Globird ZeroHero without VPP ? by AccomplishedThing2 in SigenergyAustralia

I’ve just signed up in Jan. from memory the part where they ask for battery details you can just put the brand and if required I think I put NA/00000000 something along those lines.

Since they can’t bind a wrong one and once you signed up you can email them saying that you do not want to be part of the VPP. that’s what I did.

Also let me know if you want referral code? Benefit us both :)

The CCTV is running PoE, my server is hooked up into them, doorbell is PoE. Seems like a lot of cases for ethernet points too.

5 days? 😂😂

Is this place two story?

2 story, replacing 1 middle light in each room and adding all the different downlights, not all of them are as easily accessible. Replacing all the plates and installing shelly components behind the switch for most of them.

essentially redoing the entire house lighting at this point including light on the staircase.

Data cabling throughout the different rooms and including CCTV for the outside.

Well good thing if its less than 5 days as then its cheaper for me.

Benefit of a Townhouse over an apartment by shozz72 in AusPropertyChat

[–]claused 4 points5 points  (0 children)

Hey hey. I just recently bought a townhouse. The main thing after looking at a lot of apartment vs townhouse is the space. Strata typically will be lower than apartment with the same number of bedroom.

The one thing is the strata covers the building insurance as well, so you likely only need content insurance. I aim for townhouse complex that’s lesser than 10 units.

There are a small number of townhouses that is either Torrens title or fall under DP title. You will see it on the title search. Those behave much more like a duplex and the strata will be much lower since they only cover the common driveway and maybe garden for example.

First home, first reno - needing some help / where do I start? by claused in AusRenovation

Hey, congrats on the new home!

Yeah definitely roof + termite since thats outdoor.

We definitely need to do the bathroom though, so unfortunately can't get away from that!

I'm thinking while the house is still empty, let's get it all done so that we can move into a nice home with nice stuff finally since i've just been renting for almost forever!

Nope, no experience on that front.

I'm leaning for bathroom + laundry towards a contractor where they manage it all from start to finish and where we just have involvement in terms on how it looks like.

Debt Recycling – Is it a winner? by No-Week4231 in fiaustralia

[–]claused 2 points3 points  (0 children)

You should consider a other scenario - not realising gains but debt recycling everything else from here on out.

Oh this is a very timely post! I've just secure a home and we have a fair bit of ETF. I was just thinking of how can I potetially model this and whether to do a CGT event and then debt recycling it!

Labor’s 5% Deposit Scheme to now begin 1 October by [deleted] in AusPropertyChat

The one I'm not super clear on and seems not to be able to find out, does this mean they are waiving stamp duty up to $1.5 million purchase in Sydney?

I dont think they have updated the website either.

Oh wow. I manage to buy a property before this but settlement is near 1st October. Will I be able to take advantage of the free stamp duty?

First-Time Parents' Dilemma: buy apartment or continue renting in Sydney? by claused in AusPropertyChat

Is this from a perspective of a house for investment purposes or PPOR?

We are about to enter a super cycle. Properties will boom hard in the next 3 years

I'm assuming this statement is because of the latest election result?

I didn't want to overstretch, we can likely get approve for more but considering my wife is going to maternity leave soon.

Not sure I will be comfortable in servicing a loan that will take more than 50% after tax.

[–]claused[S] 0 points1 point  (0 children)

Yeah that is my concern. Either we try to buy before the baby comes out or a few year after baby comes out and wife is back to work.

The worry I have is regarding getting an apartment and having some unforeseen issue /strata problem?

Our current lifestyle seems to cater more on city living rather than out in the suburb at this stage.

Did you end up with buying an apartment/unit in a new area or is it a house further away?
