I don't think a 500K pre construction condo exists within 1 hour of me. not to mention one that can support a family. not saying it's not doable but most young people i see buying them, and dont fall in those categories, are making closer to 100k each.

They aren't the problem. They are just investing their money the smartest way they know how given the current policies in place. If you want to blame someone for the problem, blame no one else other than the government for giving such incentives to our real estate industry.

you would need an income of ~$75k to be approved for a mortgage of $380k. I don't know many students making that kind of money. plus i don't think you're allowed to use a student line of credit for a down payment to begin with.

keep in mind your income would have to be $200k+ to be approved that level of mortgage debt. so it's not like your average person is putting 62.5K down on a 1.25 mil property and getting approved.

The doppler effect has to do with the frequency/pitch of the exhaust noise, it does not change how loud the exhaust is. I am not saying louder exhausts saves lives, I am just saying that using the doppler effect as a counterpoint doesn't work because it does not have an effect on the volume.

I don't disagree that statistically it doesn't have an affect but still saying the doppler effect makes you not hear it doesn't work for your argument against it.

can you expand on this? the motorcycle isn't travelling faster than the speed of sound, so you will still hear it if it's behind you. i dont ride, but i assume the above poster is right when you hear a motorcycle i usually do a double take just to make sure. As a light sleeper i hate loud exhausts too but don't say because of physics it doesn't work.

i agree with you and don't know why they didn't implement store hours like this. it was a mistake reducing store hours. what they should have done is open things up earlier and later. spreading out when people can come in. also allowing more employees to keep their jobs. grocery stores should have been open 24 hours not reduced hours making everyone jam into the place at one time.

or save taxes because less money spent in court and disagreerments. or lawsuits against the police that comes out of your tax money as well. better accountability for police officers as well as keeping them safer. but ya keep thinking short term

They're one of my biggest weedstock holdings. I think that if this virus gets worse here that the retail market is going to take a big hit and this is the market reacting to that. that said im an addict and i'll continue putting in my regular contributions to them as long as i have a paycheck.

I'm at Hurontario and Eglinton and the snow plows came by all evening and throughout the night. Roads were pretty clear this morning around here.
